On Phase 2 of the Dubai Media City, Bilt Middle East was appointed to undertake design and execution of the entire electromechanical works for five buildings with a total built-up area of 440,000 sq ft to be completed in a record overall time of eight months.
All works were to be in compliance with the requirements of International Standards (IEC, NEPA, BS) as well as to Dubai Electricity and Water Authority and Dubai Civil Defence Authority requirements and to the stringent acceptance standards of the client Tecom, consultant Schuster Pechtold and Partners and MEP consultant Iam Banham and Associates.
The entire MEP works completion was achieved through a dedicated project management team assisted by the respective electrical, plumbing and air-conditioning project engineers and close monitoring through a Primavera program reviewed and updated weekly and by continuous monitoring of the quality by the QA/QC engineers, says the company.
The phase 2 buildings are all equipped with state-of-the-art systems which include fire alarm and voice evacuation, intelligent lighting control system, inert gas system for fire fighting, card access system, CCTV system. The works included 1,600 tons of air-conditioning, power distribution with a connected load of 12 MVA.
Five dedicated standby generators of capacities ranging from 410 KVA to 1000 KVA ensure uninterrrupted power to the tenants. Approximately 15 km of flush floor/underfloor trunking system was installed in a record time of six weeks, Bilt Middle East says.
Due to the fast-track nature, most of the MEP works were carried out in the last three months after the building shell was completed.
During this period, Bilt had a workforce of 550 skilled workers who worked three shifts to achieve timely completion of the project.
