Kooheji Contractors, a prominent Bahraini construction firm, has announced that work is in progress on two residential towers, Marassi Palace and Marassi View, within the Diyar Al Muharraq master community off the northwest coast of Muharraq.

The projects, developed by Eagle Hills Diyar Company, aim to set new standards for luxury seaside living in Bahrain, blending contemporary design, practical amenities, and community-centric features, which will be supported by Kooheji Contractors’ quality craftsmanship and reliability.

 

Marassi Palace

Construction on Marassi Palace, a 10-storey residential tower with a basement and ground floor, began on November 13, 2024. The project boasts a total built-up area of 31,625 sq m.

At its core, the project delivers spacious apartments complemented by high-end finishes and scenic sea views. The ground floor will host curated retail outlets and select food and beverage (F&B) units, creating a dynamic community hub for residents and visitors alike. Residents will have access to podium-level leisure facilities, including swimming pools, shaded children’s play areas, landscaped barbecue spots, a cinema, F&B outlets, and dedicated parking, all thoughtfully planned to promote family gatherings, relaxation, and wellness.

MSCEB is the lead consultant for the project, with Abeer Akbari & Association as the interior decor designer and Baker Wilkins & Smith as the cost consultant.

Eagle Hills Diyar is acting as both employer and project manager. The tower is scheduled for completion by May 13, 2027, with a total construction value of BD16.375 million ($43.55 million).

 

Marassi View

Work on Marassi View commenced on December 22, 2024. Slightly larger in scale, this 10-storey tower, which includes a basement, ground floor retail frontage, and rooftop amenities, will have a built-up area of 46,600 sq m.

With its prominent coastal positioning, Marassi View promises residents sweeping panoramic views and abundant natural light, thoughtfully designed layouts, and contemporary interior touches. Like Marassi Palace, the development will integrate vibrant seaside retail and dining at the ground level – activating the street edge and enhancing the urban fabric of Diyar Al Muharraq.

The podium deck will house a suite of community amenities such as swimming pools for adults and children, play zones, barbecue areas, a cinema, F&B outlets and green spaces for residents to gather, unwind, and connect. The project is targeted for completion by June 21, 2027, with a construction contract valued at BD16.524 million.

Kooheji Contractors has marked several significant milestones over the years, completing landmark projects in Bahrain such as the Onyx Rotana & Residences, Conrad Hotel, and Seef Boulevard. The company has also delivered major structural achievements, including the completion of structural works on Marassi Bay and Marassi Terraces, substructure works on Onyx Skyview, and the raft foundation works on Onyx Water Garden.
