

Qatar’s ambitious Simaisma coastal development, a massive $5.5-billion tourism and entertainment project spearheaded by Qatari Diar Real Estate Investment Company, is moving rapidly forward with a string of major announcements that underscore its scale and global positioning.
The 8-million-sq-m masterplan, located 40 km north of Doha along 7 km of pristine beachfront on the country’s eastern coast, is being built as a landmark destination blending luxury living, leisure, and sustainability.
The family-friendly Simaisma Beach was closed in June for a period of five years to allow for the development of the ambitious tourism project.
The project is set to combine coastal nature with modern technologies, most notably an innovative outdoor cooling system that allows for enjoyment of the area throughout the year. As many as 16 tourism zones will be available for development, including resorts that spread out over four zones, each with a unique design and character. In addition, the project will feature a 650,000-sq-m large-scale theme park, a signature 18-hole golf course, residential villas, a yacht marina, as well as luxury restaurants and retail facilities.

Among the latest appointments on the development was a four-year contract awarded to Dorsch-EllisDon Consortium to deliver project management-construction management (PMCM) and construction supervision (CS) consultancy services for the Simaisma project.
The Dorsch-EllisDon Consortium comprises Dorsch Qatar and EllisDon Q Services.
The scope spans infrastructure development, roads, utilities and transport systems, and will ensure the project meets its targeted Three-Star Global Sustainability Assessment System (GSAS) rating through the use of smart systems, recycled materials, and energy-efficient technologies.
LAND OF LEGENDS QATAR
The centrepiece of Simaisma is the Land of Legends Qatar, a $3-billion theme park being developed by a partnership between Qatari Diar and FTG Development.
The ground-breaking ceremony for the landmark destination took place in late November last year under the patronage of Prime Minister Sheikh Mohammed bin Abdulrahman bin Jassim Al Thani, who is also Qatar’s Minister of Foreign Affairs.
Covering 650,000 sq m and designed to attract two million visitors annually when it opens in 2028, the park will feature seven themed zones, an 80-m adventure mountain, scenic canals with boat parades, immersive flying theatres, and two signature hotels – the family-oriented Kingdom Hotel and the Music Hotel, a multicultural destination which hosts a futuristic celebration of the world's music.
TRUMP INTERNATIONAL GOLF CLUB SIMAISMA
Adding further weight to Simaisma’s luxury positioning, Qatari Diar in April signed a strategic agreement with Dar Global to deliver the Trump International Golf Club and Villas.
Occupying 790,000 sq m of the site, the project will feature a Trump-branded 18-hole golf course, clubhouse, and high-end villas overlooking both fairways and beachfront.
At the signing ceremony, Abdullah bin Hamad bin Abdullah Al Attiya, Minister of Municipality and Qatari Diar Chairman, said: “We are delighted to partner with Dar Global to bring the prestigious Trump brand to Simaisma, reflecting our ongoing commitment to developing world-class urban projects that combine luxury with authentic Qatari identity.

With Qatari Diar – a 100 per cent subsidiary of the Qatar Investment Authority – as master developer, the Simaisma project is positioned as a government-backed anchor for tourism diversification.
Its combination of theme park, branded golf enclave, luxury hospitality, and residential zones is expected to cement Qatar’s ambitions of becoming a premier regional and global tourism hub.
