

Dubai Properties (DP) will increase the natural reservation and wetlands at Ras Al Khor by five per cent as part of its initiative to preserve the ecological balance of the Creek.
The developer has announced plans to plant 2-m high mangrove plants along the south quay walls of the Business Bay Creek, which will not only add more greenery to the area but also provide a habitat for oysters and help to impede water flow, thereby enhancing the deposition of sediment in areas where it is already occurring.
Dubai Properties will also use rock revetment on the quay walls, which are 7.4 m deep.
“The revetments will further contribute to the preservation of the ecology of the surrounding area,” says a DP spokesman.
Mohamed Binbrek, CEO, Dubai Properties said: “Preservation of the environment is an important consideration in all our projects. We as master developers are not in competition with the environment; instead it is our duty as a socially responsible organisation to study, analyse, and cooperate with the environment, and integrate our projects into the surrounding landscape.”
Dubai Properties has already completed the first three phases of the Business Bay Creek, which stretches from Oud Metha Road to Sheikh Zayed Road. Work on phase four began earlier this year, and will span 2.5 km from the original Creek head at Ras Al Khor towards Oud Metha Road with a width of 200 m. Phase four is expected to be completed soon.
In separate development, First Gulf Bank Real Estate Department has launched Westburry Square, a twin-tower community which will encompass residential, retail and commercial units and offer a built-up area of 900,000 sq ft, within Business Bay.
The project has been designed by NEB (National Engineering Bureau), the firm responsible for many of Dubai’s leading projects including the iconic Emirates Towers on Shaikh Zayed Road, and will be complete in the last quarter of 2009.
Westburry Square will comprise two towers, one for residential and the other for business purposes. Located in Phase One of Business Bay with views of the Burj Dubai, the creek and the Dancing Towers, Westburry Square Residential will reach 39 floors and will offer studios, one, two and three bedroom apartments which will vary in size from 369 sq ft for a smaller studio to 1,755 sq ft for the larger three-bedroom apartment. Westburry Square Offices will house up to nine offices per floor with ample bathroom facilities and the retail area will contain cafes, restaurants, shops and arcades.
The Westburry Square towers will include gyms, swimming pools, Jacuzzis, wading pools for children and changing areas as well as landscaped garden areas and barbecue facilities. The tower will have a state-of-the-art cooling system for the 1,600 capacity car park.
