
BAHRAIN
Lulu Island Resort – Infrastructure Work – Bahrain
Owner: Lulu Tourism Company
Budget: Estimated $150 million
Scope of work: The project calls for the design and construction of roads, electricity components, networks, substations, a sewerage treatment plant, water supply networks and landscaping aspects. The development will cover an area of 563,000 sq m and will be built along the coast of Manama.
Status: Ahmed Mansoor Al A’Ali has been appointed as main contractor for the infrastructure contract. Construction work will take one year to complete. Scott Wilson is acting as the consultant.
Durrat Al Bahrain – Second Phase – Atoll 3 and 4 Islands
Owner: Durrat Khaleej Al Bahrain
Budget: Estimated $130 million
Scope of work: The project calls for the design and construction of 318 villas that will be built on the Atoll 3 and 4 Islands at the Durrat Al Bahrain scheme.
Status: GP Zachariades Overseas has been appointed as main contractor to build 318 villas at the Atoll 3 and 4 Islands. Construction work will begin in October with completion expected in May 2008. Atkins is acting as the consultant on the project while a joint venture of KMC and Bovis is acting as project managers.
King Hamad General Hospital – Bahrain
Owner: Bahrain Ministry of Works and Housing – Bahrain Ministry Of Health
Budget: Estimated $130 million
Scope of work: The scope of work includes the design and construction of a 312-bed hospital in Muharraq. The development will involve three interconnected, four-storey blocks and a carpark that will be able to accommodate 950 vehicles. The hospital will cover a built-up area of 63,000 sq m while the development area will cover 227,000 sq m.
Status: A team of AA Nass Contracting Company and Burhan International Contracting Company has been appointed as main contractor to build the King Hamad General Hospital. Construction work is scheduled to start this month. The project will be completed by the end of 2008. A joint venture of Australian Hospital Design Group (AHDG) and Ismail Khonji Associates is acting as the consultant.
Amwaj Islands – The Lagoon
Owner: Abu Dhabi Investment House (ADIH)
Budget: Estimated $86 million
Scope of work: The project calls for the design and construction of a 55,771 sq m retail and commercial development at the Amwaj Island scheme, which will include eight low-rise buildings, 50 retail and commercial units, restaurants and 1,229 car parking spaces. The total built-up area will cover 88,679 sq m. It will also entail the construction of a 1 km long walkway encircling the central lagoon. The project will be constructed off the coast of Muharraq.
Status: Ahmed Mansoor Al A’Ali and BPL has been appointed as main contractor to build The Lagoon project at the Amwaj Islands development. Davenport Campbell is acting as the consultant on the development while Meena Investment Company is acting as the project manager.
Tameer – Bahrain Industrial Wharf in Hidd – Phase 1 – Dredging and Reclamation Work
Owner: Al Khaleej Development Company (Tameer)
Budget: Estimated $100 million
Scope of work: The project calls for the dredging of approximately 6 million cu m of material at the Bahrain Industrial Wharf in Hidd.
Status: Sources indicate that two companies are shortlisted for the 360-day dredging and reclamation contract. Bidders include Royal Boskalis Westminster and Dredging International. A joint venture of Ansari Engineering and Urbis is acting as the consultant.
KUWAIT
College of Basic Education for Boys at Ardiya Campus – Kuwait
Owner: Public Authority For Applied Education And Training (PAAET)
Budget: Estimated $30 million
Scope of work: The project calls for design and construction of educational buildings, learning resources, an administration building, recreational facilities and carparks for the Boys schools of the Ardiya campus in Kuwait. The total built-up area of the buildings including the boys and girls colleges is 90,000 sq m and will accommodate 12,331 students and 1,341 staff in total.
Status: Sources indicate that 10 local contractors have been invited to submit bids for the main construction contract to build the college of basic education for boys at the Ardiya campus. Prequalifiers include Sayed Hamid Behbehani and Sons Company, United Gulf Construction. (UGCC), Mushrif Trading and Contracting Company, Mohamed Abdulmohsin Kharafi and Sons, Kuwait Company For Process Plant Construction and Contracting (KCPC), Consolidated Contractors International Company (CCC), Combined Group for Trading and Contracting, Burhan International Contracting Company, Alghanim International General Trading and Contracting Company and Ahmadiah Contracting and Trading KCSC. Pan Arab Consulting Engineers (Pace) is acting as consultant on the project while Turner Projacs is acting as the project manager on the development.
Kuwait International Tennis Centre
Owner: Kuwait Public Authority for Youth and Sport
Budget: Estimated $300 million
Scope of work: The project calls for the design and construction of a covered, air-conditioned stadium for 5,000 spectators, an open air 1,500 spectator capacity stadium, eight covered air-conditioned tennis courts with a rest/service area, 11 tennis courts with a tennis academy, tennis club, a commercial mall, a shopping pedestrian street and a 120-room hotel with underground and ground level car parking facilities. The development is located in south Surra and will cover an area of more than 52,000 sq m.
Status: Sources indicate that the Kuwait Commercial Market Complex Company (KCMCC) has invited four local contractors to submit bids by September 4, 2006 for the main construction contract. Prequalifiers include Mushrif Trading and Contracting Company, Consolidated Contractors International Company (CCC), Alghanim International General Trading and Contracting Company and Ahmadiah Contracting and Trading KCSC. Kuwait United Construction Management Company (KUCM) is acting as the project manager on the development while Pan Arab Consulting Engineers (Pace) is acting as the consultant.
Bubiyan Island Development – Second Phase – Dredging Package – Kuwait
Owner: Mega Projects Agency (MPA)
Budget: Estimated $500 million
Scope of work: The scope of work includes dredging work of a 40 km-long, 260-km wide approach channel with a depth of 14 m.
Status: A tender for the main construction package is expected this month. Pre-qualifiers include a joint venture of China Harbour Engineering Company and Gulf Dredging and Contracting Company (GDC), Penta-Ocean Construction, a joint venture of Dredging International and Qatar Dredging Company (QDC), Great Lakes Dredge and Dock Company, Hyundai Engineering and Construction Company, Jan de Nul, Royal Boskalis Westminster, Sinohydro Corporation and Van Oord. Mouchel Parkman is acting as the consultant on the project while a joint venture of Hill International and System Development Project Management (SDPM) is acting as the project manager.
Kuwait University – Campus Infrastructure Work
Owner: Kuwait University
Budget: Estimated $690 million
Scope of work: The project calls for the design and construction of campus infrastructure over an area of 5 sq km which will include a 15 km ring road, 6 km of tunnels, landscaping components and earthworks situated in Shadidiyah. The infrastructure work will cater for the Kuwait University.
Status: A joint venture of Webb Zerafa Menkes Housden Partnership (WZMH) and SSH International Consultant has been appointed as the design consultant for the infrastructure work. The infrastructure work will be broken down into 12 packages. A tender document for the first package will be issued by the end of this year and will include earthwork. Tender documents for the other packages will be issued by the end of 2007. A joint venture of SMECand KEO is acting as the project manager on the development.
Special Forces Camp – Kuwait
Owner: Kuwait Ministry of Public Works (MPW)
Budget: Estimated $276 million
Scope of work: The project calls for construction and maintenance of a military base complete with barracks capable of housing up to 6,000 Special Forces. The scope of work also includes dining facilities, sanitation and power works, guard towers and a perimeter fence, special security systems and conference facilities. The Special Forces camp will be located next to the sixth ring road. The development will include 60 buildings of different heights, varying from one to four storeys with a total built-up area of 650,000 sq m.
Status: Sources indicate that construction work will start this month. The main contract has just been signed. Alamiah Building Company is acting as the main contractor on the project with a joint venture of Dar al-Handasah (Shair and Partners) and Kuwaiti Engineering Group acting as the consultant on the development.
OMAN
New Interchange at Seeb International Airport – Oman
Owner: Muscat Municipality
Budget: Estimated $28 million
Scope of work: The project calls for the design and construction of a new interchange at Seeb International Airport, which aims to alleviate traffic congestion around the airport and involves the construction of an overpass. Scope of work will include the construction of a 3 km, three lane main dual carriageway, 4 km branch roads and two bridges.
Status: Carillion Alawi has been appointed as the main contractor to build a new interchange at Seeb International Airport. Five companies participated in the bidding process including Nagarjuna Construction Company Limited. Parsons Corporation is acting as the consultant on the project.
Hotel Resort at Hayoot Beach in Musandam – Phase One – Oman
Owner: Oman Ministry of Tourism
Budget: Estimated $15 million
Scope of work: The project calls for the design and construction of a 100-room hotel and a series of chalets at the Hayoot Beach in Khasab, Musandam. The project will also include the associated facilities.
Status: Kadri Consultants are acting as the consultant.
Al-Amerat and Quriyat Highway Upgrade – Oman
Owner: Muscat Municipality
Budget: Estimated $180 million
Scope of work: The project calls for design and construction of a 72-km dualisation road linking the new Qurayat-Sur coastal road with the Al Amerat area in Muscat.
Status: Construction work began last month and will be completed in three years. Nagarjuna Construction Company Limited (NCC) is acting as the main contractor on the development with Parsons Corporation acting as the consultant.
QATAR
Ashghal – School Development Project – First Phase – Qatar
Owner: Qatar Public Works Authority (PWA) (Ashghal)
Budget: Estimated $100 million
Scope of work: The project calls for the design and construction of 7 new schools in Doha and the surrounding villages. Each school will comprise a two storey building, 25 classrooms, laboratories, a language room, administrative blocks, indoor and outdoor playgrounds, cafeteria, auditorium and library. The total built-up area of each school will cover 10,000 sq m. Each school will accommodate 750 students.
Status: A tender document for the main construction contract has been issued. Ashghal has invited local and international contractors to submit bids. Construction work will start in October and is expected to be complete in 21 months. A consultant will be appointed after the main contract has been awarded. Qatar Public Works Authority (PWA) (Ashghal) is executing project management components in house.
Waqra Hospital at Southern Area – Qatar
Owner: Qatar Public Works Authority (PWA) (Ashghal)
Budget: Estimated $61 million
Scope of work: The project calls for the design and construction of a new hospital in the southern area of Qatar comprising 250 beds covering a total built-up area of 70,000 sq m. The hospital will consist of a seven-storey central block and three large low-rise structures.
Status: Contractors have been invited to submit bids for the main construction contract of the Al Waqra hospital in Qatar. GHD is acting as the consultant on the project while Qatar Public Works Authority (PWA) (Ashghal) will handle project management components on the development in house.
Pearl Qatar Island Development – Porto Arabia – 24-storey Residential Building – Qatar
Owner: Global Investment House
Budget: Estimated $120 million
Scope of work: The project calls for the design and construction of a 24-storey residential tower in the Porto Arabia district with a total development area of 5,640 sq m. The project will form part of the Pearl Qatar development scheme.
Status: According to sources close to the project, it is understood that the client has revised the tender for the main construction package with bids already submitted for the revised tender. An award is expected this month. Bidders for the initial tender included Tadmur Contracting and Trading Est. and Teyseer Contracting Company. Projacs International is acting as the project manager on the development with KEO International Consultants acting as consultant.
The Pearl Qatar of the Gulf Development – Qanat Quartier
Owner: Global Investment House
Budget: Estimated $65 million
Scope of work: The project calls for the design and construction of a 36-storey high-rise residential tower building with commercial areas covering a total land area of 15,000 sq m. The second part will be called the Qanat Quartier and will include the construction of luxury townhouses surrounded by canals and waterways.
Status: According to sources close to the project, it is understood that a tender for the main construction package has been issued with bids already submitted for the package. An award is expected this month for the package. Projacs International is acting as the project manager on the development with KEO International Consultants acting as consultant.
Doha Convention Centre and Tower (DCCT)
Owner: Qatari Diar Real Estate Investment Company
Budget: Estimated $600 million
Scope of work: The project calls for the design and construction of the capital’s tallest building, located close to the Sheraton Doha Hotel. The building will reach a height of 550 m and will consist of 104 storeys providing hotel facilities, apartments, parking area for 4,000 vehicles and some retail units. The building will cover a built-up area of 180,000 sq m. The convention centre will be 100,000 sq m in size located at the development.
Status: Design work has started and will take 18 months. Murphy Jahn is acting as the architect on the project while Turner Construction International is acting as project manager.
SAUDI ARABIA
Psychology Hospital in Dammam
Owner: Saudi Arabia Ministry of Health
Budget: Estimated $42 million
Scope of work: The project calls for the design and construction of a 300-bed Psychology hospital in Dammam. The hospital will comprise a three-storey low-rise building with associated facilities.
Status: Abdullah Al Sayed Trading Group has been appointed as main contractor. Construction work will begin in November. The Saudi Arabia Ministry of Health is executing consultancy work in house.
PME – New Headquarter in Jeddah
Owner: Saudi Arabia Presidency of Meteorology and Environment (PME)
Budget: Estimated $40 million
Scope of work: The project calls for the design and construction of a 22-storey building in Jeddah situated on Prince Majed Street covering a total built-up area of 45,000 sq m. The building will comprise offices and other associated facilities.
Status: Contractors have been invited to submit bids for the main construction contract to build a new headquarters for Saudi Arabia Presidency of Meteorology and Environment. Zuhair Fayez Partnership Consultants are acting as the consultant.
General Hospital in Riyadh
Owner: Saudi Arabia Ministry of Health
Budget: Estimated $70 million
Scope of work: The project calls for the design and construction of a 300-bed general hospital in Riyadh. The hospital will comprise a five-storey low-rise building with associated facilities.
Status: Al-Fouzan Trading and General Construction has been appointed as main contractor to build the general hospital in Riyadh. Construction work is scheduled to start this month and will take three years to complete. A consultant has yet to be appointed.
King Abdullah Street Redevelopment in Riyadh
Owner: Arriyadh Development Authority
Budget: Estimated $150 million
Scope of work: The project calls for the design, construction and redevelopment of King Abdullah Street in Riyadh. Scope of work will include a freeway with three underpasses, a 1.7-km tunnel, major landscaping components and associated work.
Status: Arriyadh Development Authority has invited contractors to submit bids this month for the main construction contract. Saudi Consulting Services (SaudConsult) is the infrastructure consultant, Dorsch Consult Ingenieurgesellschaft is the electrical consultant and Albert Speer and Partner (AS&P) is acting as the consultant for the transportation and urban planning on the development. BW+P acting as the architect.
Paediatric Gynaecology and Obstetrics Hospital in Rafha
Owner: Saudi Arabia Ministry of Health
Budget: Estimated $53 million
Scope of work: The project calls for the design and construction of a 200-bed Paediatric Gynaecology and Obstetrics hospital in Rafha. The hospital will comprise a three-storey low-rise building with associated facilities.
Status: Sources indicate that a tender document for the main construction contract has been issued. The Saudi Arabia Ministry of Health has invited companies to submit bids. A consultant has yet to be appointed.
Al-Tilal Residential Development in Madina – Packages 3; 4 and 5

Budget: Estimated $120 million
Scope of work: The project calls for the design and construction of 500 villas over an area of 2.2 million sq m in Madina. The project is located south of Madina and 7 km from the holy mosque. Packages 3, 4 and 5 will involve the construction of 350 traditional Arabian-style villas.
Status: Main contract bidders include El-Seif Engineering Contracting Est., Al Redwan Group Of Companies, Fast Contracting Company and Al Latifia Trading and Contracting. Saudi Diyar Consultants is acting as the consultant on the project while Turner Construction International is acting as project manager.
200-bed Hospitals in Ahsa and Khobar
Owner: Saudi Arabia Ministry of Health
Budget: Estimated $56 million
Scope of work: The project calls for the design and construction of two, 200-bed hospitals in Ahsa and Khobar. The hospitals will each comprise a three-storey low-rise building with associated facilities.
Status: Abdullah Al Sayed Trading Group has been appointed as main contractor to build hospitals in Ahsa and Khobar. Construction work will begin in November. A consultant will be appointed in October.
PIF – North South Railway (NSR) – Nufud Earthwork
Owner: Public Investment Fund (PIF)
Budget: Estimated $600 million
Scope of work: The scope of work includes earthwork at Hail and Jouf in the Nufud region for the Maaden Railway project. Both parts involve 180 million cu m filling and 90 million cu m material. The railway calls for an approximate 2,400 km long railway, divided into four major packages or construction phases. Phase A is 650 km long and is dedicated for mineral transport. It will transfer bauxite from the Zabira mines to the Maaden complex at Ras Al Zour. Phase B is also for mineral purposes. It will cover 782 km from the Jalamid phosphate mines to Ras Al Zour, through the Zabira junction. Packages A and B are also called the mineral railway. It will travel at 80 km/h when loaded and 100 km/h when unloaded. Package C is the passenger line. It will cover about 530 km from the King Khalid airport in Riyadh to the Zabira junction, through Buraidah. Package D is about 438 km extension from the Jalamid junction to Qurayyat and Basayta on the Jordanian border. Passenger and freight railway will travel at 160 km/h. The scope of work involves 83 million cu m earthwork, construction of 250 concrete bridges, supply of 1,000 culverts and 4.5 million concrete sleepers, installation of 4,800 km rail and 6 million cu m of rock ballasting.
Status: Sources indicate that the Nufud region earthwork package has been awarded and will entail two parts. Al Fahd with Al Omair has received a LoI for the section around Hail and Al Khodari has received a LoI for the Al Jouf section. A consortium of Berger, Systra, Canarail and Khatib and Alami is acting as the consultant.
King Abdul Aziz Port Expansion in Dammam – Dredging and Reclamation Works
Owner: King Abdul Aziz Port in Dammam
Budget: Estimated $150 million
Scope of work: The project calls for dredging 23 million cu m of material involving channel access, turning circle and basin at the King Abdul Aziz Port in Dammam.
Status: Bidders include a joint venture of Huta and Sete Marine Works Van Oord and Archirodon Construction (Overseas). International Ports Services will undertake the consultancy services.
UNITED ARAB EMIRATES
Saadiyat Island Development – Dredging and Reclamation Package
Owner: Tourism Development and Investment Company
Budget: Estimated $100 million
Scope of work: The package will involve dredging and reclaiming 40 million cu m of material on the Saadiyat Island in Abu Dhabi.
Status: Bids for the main construction package will be submitted this month. Pre-qualifiers include National Marine Dredging, Van Oord, Archirodon Construction (Overseas), Jan de Nul, Dredging International and Royal Boskalis Westminster. Parsons Corporation is acting as the consultant.
Sheikh Mohammed Bin Zayed City Project Internal Road Package 1
Owner: Department of Municipalities and Agriculture (DMA) – Abu Dhabi
Budget: Estimated $55 million
Scope of work: The project will involve the construction of 31 km single lane roads and 8 km dual lane roads that will cater for the Sheikh Mohammed Bin Zayed City development scheme in Abu Dhabi. It will also include all associated facilities.
Status: The Ghantoot Group has been appointed as the main contractor with mobilisation currently ongoing. Abu Dhabi General Transport, Admak General Contracting and Al-Geemi and Partners Contracting also participated in the bidding process. Italconsult is acting as project consultant. Construction will take about 14 months.
Sheikh Mohammed Bin Zayed City Project – Abu Dhabi – Internal Road Package 2

Status: According to sources close to the project, it is understood that Admak General Contracting Company, Al Muhairy General Contracting Company, the Ghantoot Group, Copri Construction Enterprises, Al-Geemi and Partners Contracting and the Al Jaber Group of Establishments have submitted bids for the main construction package with an award expected this month. Italconsult is acting as the consultant. Construction will take about 14 months.
Road in Al Muhaisnah 1 and Al Mizhar 1 – Off Emirates Road (R832) – Dubai
Owner: Dubai Roads and Transport Authority
Budget: Estimated $50 million
Scope of work: The project will involve the construction of roads in the Al Muhaisnah 1 and Al Mizhar 1 areas off Emirates Road in Dubai, which will cover a total area of 190,000 sq m.
Status: The project will take about 14 months. Bidders for the initial tender included Emirates Roads Contracting, Al Muhairy General Contracting, Saif Bin Darwish and Al Ahmadiah Contracting and Trading. Hyder Consulting is acting as consultant.
New Mixed-Use Complex – Abu Dhabi
Owner: Al Wahda Sports Club
Budget: Estimated $70 million
Scope of work: The project will involve the construction of three high-rise buildings that will be situated in Abu Dhabi. The first building will house a four-star hotel with furnished apartments while the second and third building will provide office and residential facilities respectively. Each of the three buildings will consist of 30 storeys and will include the associated leisure and entertainment facilities.
Status: Civil Engineering and Contracting Company (Civilco) has been appointed as main contractor. The main contractor will also execute the foundation work on the project. EC Harris is acting as the project manager on the development while Khatib and Alami is acting as the consultant on the project.
La Ville Contemporaire Development Baygate Tower
Owner: Aker
Budget: Estimated $55 million
Scope of work: The project will involve the construction of a 39-storey tower building that will form part of the Business Bay development scheme. The building will also include two basements, a ground floor and seven podiums. The development will provide commercial facilities.
Status: Bids have been submitted for the main construction package. Construction by the main contractor is estimated to commence immediately after an award has been made. Currie and Brown is acting as the project manager on the development with Bothe Richter Teherani (BRT) Architekten responsible for architectural aspects on the project.
The Palm Jumeirah Development – Taj Exotica Resort and Spa and Grandeur Residences
Owner: ETA Star Property Developers
Budget: Estimated $323 million
Scope of work: The project will involve the construction of a five star hotel and residential apartment complex that will form part of the Palm Jumeirah development scheme in Dubai. Situated on the crescent of Palm Jumeirah, the complex will provide a 220-room five-star hotel, as well as 200 residential apartments and 10 beachfront villas. The hotel will consist of approximately eight storeys while the residential apartment component will consist of a ground floor plus an additional five storeys. The project will also include the associated leisure and entertainment facilities. The facility will be built according to the palaces of Rajasthan.
Status: A tender for the main construction package has not been issued yet with an issue expected in September. The Arch Group is acting as the consultant on the project.
Dubai Marina Development – 23 Marina Tower
Owner: Hircon International
Budget: Estimated $132 million
Scope of work: The project will involve the construction of a 380 m high, 88-storey tower building that will form part of the Dubai Marina development and that will comprise residential units, spas, a health club, outdoor and indoor swimming pools, jogging track and business centre. It will also have eight storeys of car parking facilities and a six-storey entrance lobby. The top floors of the building will provide 48 exclusive duplex apartments with leisure facilities.
Status: Dubai Civil Engineering (DCE) has been appointed as the main contractor. DCE will still decide whether they will approach another company to assist them with construction work. Construction will take three years to complete. KEO International Consultants is acting as the consultant with Hafeez Contractor acting as architect.
Dubai Healthcare City (DHCC) – Five Star Hotel and Apartment Buildings
Owner: Dubai Properties
Budget: Estimated $235 million
Scope of work: The project will involve the construction of two buildings that will comprise hotel facilities and residential apartments forming part of the Dubai Healthcare City (DHCC) development. Located in the Oud Metha area, behind Wafi City (along the northeast edge of DHCC – Phase 1), the first building will comprise a 439-room five-star hotel while the other building will provide 406 one- to three-bedroom residential apartments. The project will also include banqueting halls, business and conference facilities, restaurants, spas, swimming pools and a carpark that will be able to accommodate around 1,200 vehicles. The development will be connected to the Harvard Medical School Dubai by an air-conditioned tunnel.
Status: Bids have been submitted for the main construction package with an award expected in mid September. RMJM is acting as the consultant on the development with Dutch Foundation Company (DFC) responsible for the piling components on the project.
