

BK Gulf's scope of work at the Dubai Marina project involves plumbing, drainage, air-conditioning and electrical works.
Areas covered by B K Gulf are the South towers S1, S2 and S3, two podium levels that includes two levels of car park and retail shopping and 30 villas.
Within its scope of mechanical work, the company has installed a rooftop air-handling unit in towers S1, S2 and S3, along with the complete air-conditioning ductwork and associated controls.
The plumbing activities involved the installation of hot and cold water domestic services, rain and foul water drainage while the electrical work involved busbar distribution in towers S1, S2 and S3 linking electrical switchrooms throughout the structures.
The firm is also installing the fire protection and fire detection system - which is a fully integrated system - at the Dubai Marina, through its sister concern BCL.
According to the project manager Robbie Elmes: "It is a very challenging project as it is very client specific, built to an extremely high specification and requires coordination of complex services. The entire project is very high-tech, involving precision engineering and safety in execution, to a standard never previously demanded. To give you an idea, every apartment's air-conditioning, washing machine and dishwasher are connected to the building's management system enabling the resident to simply call his apartment and switch them off or on."
Explaining about the building management system (BMS), Elmes says: "This system monitors, maintains and controls the main air-flow and tube water systems to the correct temperature. It monitors the complete electrical incoming panels, controls the lighting within the landlord's area through the towers themselves and the lighting of the ground floor podium levels.
"We are utilising a 50/100 per cent lighting level. Hence, the local corridors in the landlord's area (as part of a standalone BMS system) are PIR controlled."
BK Gulf began work on the project in March 2002 and will complete it by the end of 2004.
The company is currently working on major projects including the Beirut Road at the Airport, The Tower at Mankhool and The Al Salam Tower (50 floors). The company continues to work at Dubai Aluminium Company (Dubal) and has successfully worked on the Burj Al Arab and Wild Wadi.
BK Gulf is a major MEP contractor in the region, having been in existence for more than 25 years.
Commenting on the construction market in Dubai, Elmes says: "The construction market is very buoyant as phenomenal projects are taking place in Dubai simultaneously. All contractors are coming under pressure, which of course is a good sign."
