Sultan Haitham City will feature 20,000 residential units.

Oman’s ambitious Sultan Haitham City project is rapidly progressing, attracting significant local and international investment for its various phases, including in major infrastructure development and residential and hospitality components.

A mega development in Muscat spanning a 15-million-sq-m area, Sultan Haitham City is designed to accommodate 100,000 residents and featuring 20,000 residential units and over 2.9 million sq m of green spaces. The project is set to introduce a new model for sustainable development in Oman, providing a mix of housing types within walking distance to public amenities, parks, and vibrant open spaces.

Approximately 70 per cent of the enabling works for Phase One on Sultan Haitham City have been completed with construction having commenced in January, according to Oman’s Ministry of Housing and Urban Planning (MoHUP).

Last month, leading Egyptian developer Talaat Moustafa Group Holding (TMG Holding) announced an agreement with the MoHUP for a 2.7-million-sq-m mixed-use development within the ciity, strategically located near Muscat International Airport. This development will feature villas, apartment buildings, a 190,000-sq-m social and sports club, and 140,000 sq m of commercial and service areas. The project is one of two large-scale developments that TMG Holding unveiled for the sultanate last month, representing an investment of RO1.7 billion ($4.4 billion).

Also last month, global hospitality group The Lux Collective officially launched its Socio By The Lux Collective project, the first hotel and branded residences in Sultan Haitham City, in partnership with Adanté Realty. This landmark agreement brings 219 branded residences and 170 hotel keys to the Yenaier Residences within the city.

Other developers that have partnered on the project include Adrak Developers, which is developing Neighbourhood 12 D (NH 12 D), featuring over 300 high-end residential units across 56,166 sq m, at an investment of RO38.7 million; Al Abrar Real Estate which is building 470 villas in Al Wafa District. Initial residential handovers within this district are planned for mid-2026.

Meanwhile, the MoHUP has launched infrastructure development of Phase One of Sultan Haitham City under contracts worth RO228 million. These agreements included a RO82.7-million deal with Towell Infrastructure Company for electricity, water, sewage, irrigation, telecommunications, and district cooling networks, to be completed within 24 months; a RO63.2-million contract with Sarooj Construction Company for main roads, tunnels, and culverts, due for completion within 30 months; and a RO6-million agreement with Al Faniah Oman Company for three transformer stations.

Other contractors involved in development projects at Sultan Haitham City include Douglas OHI, which is working on a design-and-build contract for the Experience Center Building, a pivotal component designed to showcase the project’s vision and plans.

The MoHUP has also tendered a number of other packages for work on Phase One, the most recent being for Package 12, which involves construction of primary roads, bridges, underpasses and utility works for Sultan Haitham City (see Tenders)
