On-site work is due to start shortly on one of the largest developments in the region which will have an estimated budget of $5 billion and accommodate up to 200,000 people.
Contracts for the necessary infrastructure involving Qatar’s 35 sq km Lusail Develop-ment have already been awarded.
Situated in the North of Doha, this massive city expansion will transform the existing raw tidal flats north of the Ritz-Carlton Hotel.
'The development will generate significant economic diversification which in turn will create great opportunities for our nation and the wider region. Lusail will be a unique, vibrant development, master-planned to complement and support other developments in Qatar and promote the sustained growth of our nation,' said the CEO of the promoter Qatari Diar Nasser Hassan Al Ansari.
Lusail Development will include a large blue water lagoon with two marinas, major residential areas providing quality, high and low-density housing, extensive commercial districts and mixed-use areas, comprehensive leisure and entertainment facilities including two golf courses and an entertainment district, silt-free beaches as well as all the necessary social amenities such as mosques, parks, schools, shopping centres and medical centres.
Conceived as a phased development to be implemented over the next 10 to 15 years., the Lusail project has been carefully planned around the concept of districts in order to provide enhanced, state-of-the-art living and working environments.
Marina District: This first phase of the development will be located at the southern end of Lusail, close to the West Bay area and will include an eclectic mix of dining and shopping options and striking modern architecture that is juxtaposed with traditional Qatari design.
Entertainment District: Spread over a vast 100-hectare area, the Entertainment District will include an impressive array of theatres, attractions, gourmet restaurants, internationally renowned speciality merchandise shops and gloriously distinctive boutique hotels.
Corporate Office: Designed as an enhanced working environment in a wide expanse of open land - populated by landscaped low-rise office blocks in a campus-style plan - the Corporate Office will be defined by contemporary forms constructed using stone, glass and metal. It will overlook the Wadi Park where wild oryx roam freely in a protected area.
Civic and Mixed-use District: In essence, this district will try to create a harmonious balance of commercial, residential and civic buildings. With Grand mosques on either end, the district will have buildings rising 5 to 9 stories above ground at the centre, leading towards the state-of-the-art 30 to 40-storey commercial developments. It will also support schools, libraries, a health centre and civic facilities. The district will also house business class hotels and serviced apartments.
Waterfront District: Meandering streets, a winding shoreline, fascinating shops, restaurants and a vibrant atmosphere are key features of the Waterfront District. Boasting a grand plaza, lagoon fountain and a traditional suq, the Waterfront will also include a recreation centre, modern cinema complex, indoor botanic gardens and an outdoor amphitheatre.
Boulevard Commercial District: The heart of Lusail’s business area is a combination of striking high-rise commercial buildings and a relaxed ambience.
Palm Allees: Elegantly lined by rows of palm trees and many green parks this component will house schools and mosques alongside gardens and play areas.
The Golf District: The Golf District will offer sweeping views over the fairways of the district’s two 18-hole golf courses and equestrian bridle paths and other resort facilities.
Three separate neighbourhoods, each with gated entry will form self-contained communities each with their own parks and open spaces, schools, mosques and shops that will be reflect a fusion of the modern with the traditional elements of Qatari Islamic architecture.
Island Resorts: This collection of islands at the northernmost tip of Lusail will house luxury resorts and prestigious housing, which will sport clean beaches and exclusive five-star resort hotels. This component will be home to large villa compounds, many with waterfront views that will be built in contemporary design alongside the luxury apartments.
Corniche District: Two small islands surround a protected cove to create a safe haven for yachts, cruisers and motor launches. A series of ingeniously crafted bridges and walkways will allow easy and pleasant access to the islands. The islands will also include smart waterfront restaurants juxtaposed with luxurious apartment buildings constructed to the highest specifications.
