BAHRAIN
Marina West Resort
Owner: Marina West Real Estate Company
Budget: $700 million
Scope: The resort, which will cover an area of approximately 346,372 sq m on the west coast of the kingdom near the King Fahad causeway, calls for the design and construction of 10 residential towers comprising of 18, 24 or 30 storeys each. The development will provide 1,280 luxury apartments in total as well as restaurants, a 286-room five-star hotel, a marina, 7,000 sq m of retail facilities, a club, and spa and two-storey car parking for 2,000 vehicles.
Update: Construction work is scheduled to be completed during March 2010.
Sitra Causeway and Umm Al Hassam Junction Redevelopment
Owner: Bahrain Ministry of Works and Housing
Budget: $266 million
Scope: The scope of work includes the replacement of the existing causeway bridges and construction of two new marine bridges. North Bridge is 200 m long and South Bridge is 400 m long. In addition, there will be associated embankment works of 2,400 m across the shallow waters of Tubli Bay and construction of flyovers at both ends of causeway and on Nabih Saleh Island. The embankment and bridges will carry a dual carriageway road with four lanes in each direction, together with extensive services. Flyovers will connect Umm Al Hassam and North Sitra located at the northern and southern ends of the causeway and also Nabih Saleh Island in the middle section of the causeway. The scope of work also includes a three-level grade-separated intersection at Umm Al Hassam and at-grade signalised intersections at the entrance to Nabih Saleh Island and at North Sitra with an underpass and a flyover.
Update: Construction work on Phase Two has started.
North Manama Causeway and Bridge
Owner: Bahrain Ministry of Works and Housing
Budget: $260 million
Scope: The project calls for the design and construction of a 2.4-km-long causeway on reclaimed land, upgrades of junctions on the King Faisal highway, 1.6 km of road upgrades, a single-span 51-m-long bridge crossing a canal, and a flyover running alongside the Bahrain Bay development. The project will provide access to the Bahrain Bay development from Manama’s Diplomatic Area.
Update: The main construction contract is expected to be awarded in late October/early November.
Bahrain Bay Development – Phase Two – Arcapita Bank Headquarters
Owner: Bahrain Bay Development
Budget: $160 million
Scope: The project calls for the design and construction of a six-storey headquarters building for Arcapita with a total built-up area of 51,500 sq m located opposite the Diplomatic Area and next to the Shaikh Isa bin Salman causeway. The scope of work also includes a 21,500 sq m car parking space.
Update: Construction work is in progress and completion is expected in December.
Reef Island (Lulu Island Resort) – Difaaf Towers
Owner: Reef Venture Holding Company
Budget: $120 million
Scope: The project calls for the design and construction of 16,000 sq m of residential development that will form part of Reef Island. The development will include two towers, 20 and 25 storeys respectively, with 425 apartments.
Update: Piling work is nearing completion. The award of the main construction contract will be delayed to avail of a reduction in construction costs.
Amwaj Islands – Al Fanar Resort – Amwaj Mall
Owner: Ossis Property Developers
Budget: $100 million
Scope: The project calls for design and construction of a 220,000-sq-m shopping mall at Al Fanar Resort at Amwaj Island. It includes 170 shopping outlets, 25 restaurants, four cinemas and 2,300 car parking units. The scope of work also includes a 145-hotel apartments building.
Update: Construction is in progress and will be completed in December 2011.
King Faisal Highway Upgrade
Owner: Bahrain Ministry of Works and Housing
Budget: $100 million
Scope: The project calls for the upgrade and construction of the King Faisal Highway, including some junctions such as those with Palace Avenue, Shaikh Isa Al Kabeer Road and Al Furdha Avenue. Tunnels will be constructed in these locations to ease traffic movement. The project includes a 2.5-km low path that will be extended from the west of Al Farda Street intersection to Al Sheikh Isa Bin Salman bridge in addition to three high bridges.
Update: Design work is still in progress.
KUWAIT
Al Hamra Complex
Owner: Ajial Real Estate Entertainment Company
Budget: $946 million
Scope: The project calls for design and construction of a 22,000-sq-m commercial complex in East Almaqoua area in Kuwait City. The development also includes a 412-m-high commercial tower of 77-storeys, a seven-storey shopping mall with cinemas, coffee shop and entertainment facilities, and an 11-storey car park building covering an area of 7,000 sq m.
Update: Construction work will be completed in 2011.
Special Forces Camp
Owner: Kuwait Ministry of Public Works (MPW)
Budget: $276 million
Scope: The project calls for the construction and maintenance of a military base complete with barracks capable of housing up to 6,000 Special Forces. The scope of work also includes dining facilities, sanitation and power works, guard towers and a perimeter fence, special security systems and conference facilities. The camp located next to the Sixth Ring-Road, will include 60 buildings from one to four storeys with a total built-up area of 650,000 sq m.
Update: About 63 per cent of construction work has been completed. Completion is expected in April next year.
Kuwait Business Town – Four Towers
Owner: Kuwait Business Town Holding Company (KBT)
Budget: $170 million
Scope: The scope of work includes the design and construction of a mixed-use complex with four towers in the Al Mirqab district in Kuwait City. Two of the towers will be 27 storeys, the third will be 26 storeys and the fourth will be 29 storeys high. The towers will include a mall, offices, a convention centre, leisure and entertainment facilities and a multi-storey car park. Kuwait Business Town development includes two more towers – one of 40 storeys and the other of 36 storeys.
Update: Construction work on the first tower will be completed in December. The remaining three towers will be completed in February next year.
Injazzat Complex in Al Shuwaikh Industrial Area
Owner: Injazzat Real Estate Development Company
Budget: $150 million
Scope: The project calls for design and construction of new complex over a 25,300 sq m area in Al Shuwaikh Industrial Area. The project will include commercial outlets and offices and comprise a total built-up area of 96,900 sq m.
Update: It is anticipated that the main contractor will be appointed in November.
College of Basic Education for Girls at Ardiya Campus
Owner: Public Authority For Applied Education And Training
Budget: $130 million
Scope: The project calls for the design and construction of 15 educational buildings, learning resources, an administration building, recreational facilities and a car-park at the college for girls within the Ardiya campus. The educational buildings will consist of four storeys each. The project is part of development comprising boys and girl colleges covering 11,200 sq m to accommodate 12,331 students and 1,341 staff members in totals.
Update: Construction work is in progress and project completion is expected in August next year.
Saad Al Abdullah Township – Package Three
Owner: Kuwait Public Authority For Housing Welfare
Budget: $124 million
Scope: The project calls for the design and construction of 443 villas, public buildings such as mosques, schools, roads and sanitation systems in Saad Al Abdullah Township on the outskirts of Kuwait City.
Update: Sources indicated that 78 per cent of the construction work has been completed.
25 February and 26 February Towers
Owner: Tijara & Real Estate Investment Company
Budget: $120 million
Scope: The project calls for the design and construction of two commercial towers with 35 and 37 floors joined through a podium, which forms the reception area and main entrance for both towers. There will also be sky bridges on the 11th and 22nd floors. The total built-up area of the development located in the Sharq district is about 18,560 sq m.
Update: Construction work is in progress on the 17th floor on one of the towers and on the 19th floor on the other tower. Completion is expected next year.
Kuwait National Assembly Building Extension
Owner: Kuwait Ministry of Public Works (MPW)
Budget: $115 million
Scope: The project calls for the design and construction of new three buildings covering an area of 11,000 sq m. Situated along the corniche and offering a total built-up area of 72,000 sq m, it will include a six-storey member's office building, housing 75 staff members, a three-storey information technology centre and a six-storey civil defence building. It will also provide suites and research facilities.
Update: Construction work on the project will be completed in December.
Bayan Conference Hall
Owner: Kuwait Ministry of Public Works
Budget: $105 million
Scope: The project calls for the design and construction of new conference halls accommodating 1,200 people at Bayan Palace in Kuwait City. The project will consist of a basement car-park for 200 vehicles and associated facilities. The total built-up area of the development is approximately 17,000 sq m.
Update: Construction work is in the completion stages.
KMPW – Fourth Ring Road Upgrade
Owner: Kuwait Ministry of Public Works
Budget: $100 million
Scope: The project calls for upgrading a 15-km stretch of motorway on the Fourth Ring Road between the Sulaibikhat and Salmiya interchanges.
Update: Design work has resumed on the project.
Legal Advice & Legislation (LAL) Headquarters
Owner: Kuwait Ministry of Public Works
Budget: $93 million
Scope: The project calls for the design and construction of a 15-storey office complex on a 7,600 sq m footprint in the Sharq district with a built-up area of 30,000 sq m.
Update: Construction work is expected to be completed this month.
Injazzat Tower
Owner: Injazzat Real Estate Development Company
Budget: $80 million
Scope: The project calls for design and construction of a new 28-storey office tower. It will be located beyond Al Daw Tower and will be built on a 15,000 sq m area.
Update: Construction on the project is in progress and will be completes next year.
Kuwait Business Town – Towers Five & Six
Owner: Kuwait Business Town Holding Company
Budget: $80 million
Scope: The scope of work includes the design and construction of a mixed-use complex in the Al Mirqab district in Kuwait City. Update: Construction work on Tower Five will be completed in July next year, when work will commence.
OMAN
Duqm Port – Marine Works
Owner: Oman Ministry of National Economy
Budget: $870 million
Scope: The project calls for the design and construction of two 7.7 km breakwaters. The scope of work also includes dredging for the approach channel, manoeuvring basin and berths, reclamation for the port and 2.8-km-long quay walls and other adjacent maritime structures. The project is located midway between Sultan Qaboos Port in Muscat and Salalah Port.
Update: Marine work is progressing and is scheduled for completion in May 2012.
Duqm Airport – Masterplan
Owner: Oman Ministry of Transport & Communications
Budget: $370 million
Scope: The project calls for the design and construction of an airport in Duqm. The scope of work includes roadways, utilities, runways, airfield infrastructure, a terminal building and other buildings on the site. The airport will have a capacity of 500,000 passengers a year.
Update: Tender documents for the airfield infrastructure package have been issued, with bids due by the end of last month.
Dakhiliyah Central Prison
Owner: Oman Government
Budget: $140 million
Scope: The prison is being built in an open area in Sumail, 12 km from Luzugh filling station in Sur-Bid Bid Road. The project calls for the design and construction of three zones covering an area of 600,000 sq m.
Update: Construction work will be completed by December.
Sohar Port & Industrial Area Development – Sohar Port Interchange
Owner: Oman Ministry of Transport & Communications
Budget: $127 million
Scope: The project calls for the design and construction of a new interchange that will link the industrial port area to the Muscat highway and Sohar Aluminium Smelter in Sohar industrial estate.
Update: Construction work on the port will be completed in December.
Duqm Airport – Phase Two – Airfield Infrastructure work
Owner: Oman Ministry of Transport & Communications
Budget: $100 million
Scope: The project calls for design and construction of the infrastructure work at the Duqm Airport. The scope of work also includes runways, aprons and related facilities.
Update: Tender for the main contract has been issued, with bids due by the end of last month.
Seeb Corniche Road
Owner: Muscat Municipality
Budget: $75 million
Scope: The project calls for design and rebuilding of Seeb Corniche Road. The scope of work includes a 12 km stretch of road and building six new bridges.
Update: Construction work is in progress on Seeb Corniche Road and will be completed next year.
QATAR
Barwa Al Khor (Urjuan) – Masterplan
Owner: Barwa Al Khor Company
Budget: $9.935 billion
Scope: The project calls for the design and construction of an integrated tourism and residential community on a 5.5 million sq m beachfront north of Al Khor city. With a built-up area of 3.6 million sq m, Barwa Al Khor city will feature creatively-inspired designs of villas and townhouses, terraces, mixed-use areas, two sprawling hotels (a five-star and the other four-star), a superior shopping mall, four top schools, 250,000 sq m of office space, a mosque and an international golf course. The project is anticipated to offer 24,114 homes to the elite with five-star quality services to surround them. The added amenities include a clinic, library, information centre, public and private beaches. Work is divided into Phase One, grading and infrastructure; Phase Two-a, grading and infrastructure; Phase Two-b, grading, dredging, marine, levelling, filling and infrastructure; and Phase Three, grading and infrastructure. Infrastructure works also include construction of roads and water, irrigation, sewerage and electricity networks.
Update: The main contractor for the Phase Two grading work has not been appointed yet.
Barwa City – Phase One
Owner: Barwa Real Estate Company
Budget: $1.31 billion
Scope: The project calls for the design and construction of a residential development in Musameer, situated southwest of Doha. The development will include 120 residential buildings with 6,000 apartments that will accommodate up to 25,000 tenants. The area of the city will cover 2.7 million sq m and the rectangular site has a length of 1.5 km and a width of 1.8 km. The scope of work also includes mosque, gym, nursery, shops, bank and multi-purpose social hall.
Update: Alumco is providing the aluminium cladding, curtain walls and glazing works for Barwa City.
Lusail Real Estate Development – Masterplan
Owner: Lusail Real Estate Development Company
Budget: $1.3 billion
Scope: The project calls for the design and construction of a 35 million sq m real estate development north of Doha with18 different districts accommodating 200,000 people. The scope of work includes hotels, villas, apartments, more than 300,000 sq m of retail space along 8.5 km of shoreline, as well as a large blue water lagoon with two marinas, leisure and entertainment facilities, two golf courses, 22 schools, parks, mosques, medical facilities, an entertainment city. A light railway train will link it to the New Doha Rail Network. Work has been split into nine infrastructure packages and one landscaping package.
Update: Package One infrastructure work will be completed by next year-end while infrastructure work on Package Two will be completed in August next year.
Barwa Ain Khalid Commercial Avenue
Owner: Barwa Real Estate Company
Budget: $972 million
Scope: The project calls for the design and construction of a new commercial development in Msemeer area starting from the junction of Msemeer Road and Industrial Road, extending 8 km along the Msemeer Road to the Eastern Road in the industrial area. The development, which covers 800,000 sq m, will include 150,000 sq m of office space, 600 commercial showrooms and shops and 800 residential units.
Update: Alumco has been awarded the contract to provide the aluminium cladding, curtain walls and glazing works for Building Type 5.
Lusail Real Estate Development – Infrastructure – Package One
Owner: Lusail Real Estate Development Company
Budget: $500 million
Scope: The project calls for the design and construction of 21 km of roads, streetlighting and almost 1 million sq m of landscaping work. The power transmission and distribution systems include 15 substations, 42 km of telecommunication cables and 14 km of utility tunnels. Package One of infrastructure work covers the area next to the two marinas in Lusail Development.
Update: Construction work on Package One of the infrastructure will be completed by next year-end.
St Regis Hotel & Residential Towers at West Bay
Owner: Alfardan Real Estate Company
Budget: $350 million
Scope: The project calls for design and construction of a mixed-use development with total built-up area of 247,195 sq m at West Bay in Doha. It includes a five-star, 306-room hotel, twin 21-storey residential towers atop a four-storey podium with 310 apartments and car parking for 1,234 units.
Update: About 70 per cent of the construction work has been completed. The hotel will be operational in August next year.
New Doha International Airport (NDIA) Project – Phase One
Owner: New Doha International Airport (NDIA) Steering Committee
Budget: $246 million
Scope: The package involves the construction of: a) The Emiri Terminal, which will be an elaborate and elegant building of reinforced concrete (RCC) and steel structure with two levels and totalling 8,000 sq m. It will include one 15 sq m single-storey RCC structure, gated and fenced entrance road, 300 sq m checkpoint building including access roads complete with kerbs and gutters, parking areas, shading structures, fountain and pond, landscaping, area lighting, signage and security systems. b) A main passenger terminal public parking structure comprising three open, connected and naturally-ventilated structures built in two wings, each with two levels and totalling 13,800 sq m together with a single-storey commercial parking structure accommodating 107 car spaces that provides a 9,900 sq m platform for the mosque and the minaret. Further ground level parking area for 667 cars, all are to be equipped with ticket dispensers, pay booths and access control. c) A mosque of a unique “water droplet” design in reinforced concrete with coloured and patterned glazed exterior. The capacity of Phase One is 12 million passengers.
Update: Construction work is in progress on the Emiri Terminal, which is scheduled for completion in 2011.
Palm Twin Towers
Owner: Dar Investments and Development Company
Budget: $220 million
Scope: The project calls for the design and construction of two towers for offices in the shape of a palm, each composed of 57 floors with 244 m.
Update: Construction work on the first tower will complete in December while work on the second one will be complete in August next year.
The Gate
Owner: Salam International Investments Company
Budget: $154 million
Scope: The project calls for the design and construction of a mixed-use development in the West Bay, comprising three, 16 storey towers with a total built-up area of 145,000 sq m. The development also includes a car park with a built-up area of 52,000 sq m, a common three-level basement, two-level podium and a shopping mall. The development will have a combination of commercial, retail and entertainment facilities.
Update: Construction work will be completed in March next year.
Dareen Tower
Owner: Al Faisal Holding Company
Budget: $100 million
Scope: The project calls for the design and construction of a 35-storey residential tower in Al Dhafra, Doha. The tower, which will cover 3,517 sq m, will comprise 187 residential units and includes parking for 216 cars.
Update: Construction work is almost complete with handover scheduled for this month.
Al Ruwais Fishing Port Upgrade – Infrastructure Work & Port Buildings
Owner: Public Works Authority
Budget: $100 million
Scope: The project calls for design and construction of roads, sewerage and water distribution networks, and associated port buildings with a total built-up area of about 10,000 sq m. The project is located about 120 km north of Doha and involves the upgrade of the existing fishing port to accommodate dhows, coastal-trading vessels, and passenger and car ferries.
Update: The bid submission date for the main contract was extended to September 29.
Lusail Real Estate Development – Infrastructure – Package Two
Owner: Lusail Real Estate Development Company
Budget: $100 million
Scope: The project calls for the design and construction of Package Two of the Lusail development which covers 35 sq km north of Doha. The work comprises highways and highway structures; streetlighting supply network; 66/11/0.4-kV electrical supply and distribution networks including 66/11/0.4-kV and 11/0.4-kV substations; duct network for telecommunications and extra low voltage (ELV) systems; potable water supply and reticulation systems; wastewater system including pumping stations; irrigation supply and distribution systems; surface water drainage system; traffic control and white lines, and street signs.
Update: Construction work will be completed in August next year.
SAUDI ARABIA
Al Wasl Development
Owner: Limitless
Budget: $12.5 billion
Scope: Al Wasl is the first of several projects planned by Limitless in the country. To be developed on a 14 million sq m site north of Riyadh, it is designed to reflect and complement the natural environment of nearby Wadi Hanifa. Al Wasl will comprise a number of inter-connected districts, including more than 55,000 homes – a combination of villas, townhouses and apartments; more than 300 hectares of green, open space; 1 million sq m of office space; three large mosques, each accommodating up to 2,000 people; more than 2,000 hotel rooms; seven shopping centres, including a world-class mall, with a total of 270,000 sq m of retail facilities; schools and a university; a hospital; and a sports stadium.
Update: Phase Two of the earthworks is expected to start this month.
Princess Norah University – Package One – Buildings
Owner: Saudi Arabia Ministry of Higher Education – Saudi Arabia Ministry of Finance JV
Budget: $3.3 billion
Scope: The project calls for the design and construction of low-rise faculty buildings and associated facilities as part of Princess Norah University in Saudi Arabia.
Update: Excavation and foundation works has commenced and is on schedule.
Khozam Project
Owner: Dar Al Arkan Real Estate Development Company
Budget: $2 billion
Scope: The project calls for the design and construction of a mixed-used development in Jeddah, covering an area of approximately 15 sq km. The project will comprise residential and commercial buildings.
Update: The project is still in the planning stage.
Makkah Light Rail (Al Mashaheer)
Owner: Saudi Arabia Ministry of Municipal & Rural Affairs
Budget: $2 billion
Scope: The project calls for design and construction of a 19-km-long light railway system in Makkah, connecting the holy sites at Makkah, Mina, Muzdalifah and Arafat. The light rail system is expected to serve 90,000 passengers per hour.
Update: About 70 per cent of infrastructure work has been completed.
SRO – Makkah-Madinah Railway – Civil Package
Owner: Saudi Railways Organisation (SRO)
Budget: $1.8 billion
Scope: The package entails all civil works for the 444-km-long railway between the holy cities.
Update: The project is progressing as scheduled and completion is planned for April 2012.
Taif University – Masterplan
Owner: Saudi Arabia Ministry of Higher Education
Budget: $1.513 billion
Scope: The project calls for the design and construction of a University City in Taif which includes administration buildings, colleges of science, computer science, engineering, community, medicine, medical science, accommodation buildings for staff and students as well as infrastructural work. The University City will cover an area of 17 million sq m.
Update: Bids have been submitted for student accommodation buildings. The lowest bidder is Rabya Trading and Agriculture, followed by the Saudi-Lebanese Modern Construction Company (Salmoc).
Shams Alriyadh Project – Masterplan
Owner: Dar Al Arkan Real Estate Development Company
Budget: $1.108 billion
Scope: This project involves the construction of a new residential district in the north of Riyadh. It will consist of 8,000 residential units and include five villages over a development area of 5 million sq m.
Update: The main construction contract for infrastructure work is expected to be awarded imminently.
King Abdulaziz University Expansion – Housing
Owner: King Abdulaziz University
Budget: $800 million
Scope: The project calls for the design and construction of 500,000 sq m housing for the King Abdulaziz University in Jeddah. The project will include 42 buildings, each of six storeys and a basement, and comprise 1,260 apartments.
Update: The main construction contract is likely to be awarded this month.
Hail University – Masterplan
Owner: Saudi Arabia Ministry of Higher Education
Budget: $628 million
Scope: The project calls for the design and construction of a university city in Hail which includes administration buildings, colleges of science, computer science, engineering, community, education, medicine, medical science as well as infrastructural work. The university city will cover an area of 9 million sq m.
Update: Bids have been submitted for engineering college. The lowest bidder for the main construction contract is Manazel For Construction Company followed by Manwah Trading and Contracting Company.
Shams Alriyadh Project – Residential Units – Phase One
Owner: Dar Al Arkan Real Estate Development Company
Budget: $600 million
Scope: The project will involve the construction of 3,200 residential units and associated facilities as part of Shams Alriyadh Project.
Update: The project is still in the design phase.
2000 Health Clinics – 456 Clinics – 152 Clinics (Al Mansouriya)
Owner: Saudi Arabia Ministry of Health
Budget: $500 million
Scope: The project involves the construction of another 456 clinics across the kingdom that will include single-storey buildings, external works, car parking, landscaping and sidewalks. The development is a part of the planned 2,000 healthcare centres to be constructed in the country.
Update: The project has partly been handed over and will be completed by the year-end.
Al Qasr Project – Buildings
Owner: Dar Al Arkan Real Estate Development Company
Budget: $350 million
Scope: The project calls for the design and construction of a 813,389 sq m development at Suwaidi, south of Riyadh. The scope of work includes 4,000 villas and commercial utilities (including offices and four or five storey buildings). The total built-up area is estimated at about 711,059 sq m – 359,014 sq m for residential area, 317,551 sq m for commercial units, and 34,494 sq m for offices. Work also includes infrastructure work and other related facilities.
Update: About 85 per cent of construction work on the project has been completed.
Batha-Shayba-Umm Al Zumour Dual Carriageway
Owner: Saudi Arabia Ministry of Transport
Budget: $300 million
Scope: The project calls for the design and construction of a 570-km, two-lane dual carriageway linking Batha to Shayba and Umm Al Zumour on the Omani border in the Eastern Province.
Update: The project is progressing as per schedule.
Al Tilal Residential Development – Phase Two

Scope: The project calls for the design and construction of 1,000 villas and associated facilities that will form part of Al Tilal residential development in Madinah.

Taif University – Students Accommodation

Scope: The project calls for the design and construction of 15 accommodation buildings for the students as part of the Taif University in Saudi Arabia. Scope of work also includes the general location.
Update: Bids have been submitted for the main construction contract. The lowest bidder is Rabya Trading and Agriculture, followed by the Saudi Lebanese Modern Construction Company (Salmoc).
Riyadh Ring Road
Owner: Saudi Arabia Ministry of Transport
Budget: $226 million
Scope: The project calls for the design and construction of a 13-km-long, eight-lane highway and seven new interchanges, three large bridges, service roads and associated road works. The road will run from Interchange One at Salboukj Road to Interchange 29 at Taif road. The area of the 30-m-high bridges in interchanges will be 28,000 m. The road will be intersected with Al Qaryah, Al Shefa, Al Wadi, Arqa Emirate, Prince Meshel bin Abdelaziz, Al Seel Al Kabeer, Al Taif and Al Shefa streets. The project will cross above three main valleys. The road crosses above Hanifa valley on two bridges.
Update: Sources indicated that construction work is 88 per cent complete.
Abu Ajrem Teberjel Qurayyat Road

Scope: The project calls for design and construction of the 300-km Abu Ajrem-Teberjel-Qurayyat dual road. The scope of work also includes 22 interchanges.
Update: The project is progressing as per schedule.
King Abdullah International Gardens
Owner: Riyadh Council
Budget: $200 million
Scope: The project to be built near the Jeddah highway in Riyadh calls for design and construction of a 24-acre leisure dome depicting the 400 million year history of plants, trees and flowers. Plants from botanical epochs will be grown and displayed in seven sections inside two interlocking crescent-shaped enclosures, each crescent covering 300,000 sq m. The theme will utilise renewable power, mainly solar, wind and minimum water.
Update: Construction work on Phase One is expected to be completed by November. Tender documents for Phase Two are expected to be released next month.
Al Qasr Project – Shopping Mall
Owner: Dar Al Arkan Real Estate Development Company
Budget: $200 million
Scope: The project calls for the design and construction of a three-storey shopping mall with 800 shops in Al Qasr Development at Suwaidi, situated to the south of Riyadh. The total built-up area of the shopping mall is 244,800 sq m.
Update: Structural work has been completed. Mechanical, electrical, plumbing and drainage (MEPD) work has commenced.

Saadiyat Island Development – Masterplan
Owner: Tourism Development and Investment Company (TDIC)
Budget: $16.195 million
Scope: The project will involve the construction of a mixed-use island complex that will be situated 7 km south of Abu Dhabi city. It will include 19 km of beachfront, 29 hotels comprising 7,000 rooms in total, three marinas, 8,000 residential villas and in excess of 38,000 residential apartments. Spread across six districts, the island will cover an area of approximately 27 sq km and will house about 150,000 people. The project components will include a museum, a concert hall and maritime history centre (Black Pearls), three harbours and central park (Al Marina), a golf course, sailing club and hotels (Saadiyat Beach), three- and four-star hotels and boardwalk along the shoreline (South Beach), residential villas and units around the island's central lagoon with another golf course (Saadiyat Park and The Wetlands). The development will offer a built-up area of approximately 1,800 hectares.
Update: Sources indicated that Al Jaber Engineering and Contracting (Alec) has been awarded the main contract to build 295 villas on the Saadiyat Island Development.
Dubailand – Attractions & Experience World – Legends Development – Residential Legends – Buildings Package
Owner: Tanmiyat Group
Budget: $3.8 billion
Scope: The package will involve the construction of five office buildings (Trade Legends), 400 independent and semi-detached residential villas (Living Legends) divided into 50 offering five-bedroom villas, 150 five-bedroom luxury villas and 200 offering four-bedroom villas, five hotels (Legends Leisure Complex) and 12 residential buildings, each consisting of eight to 20 storeys offering studio, two to three bedrooms, penthouses and golf course as well as some community facilities that will form the Residential Legends scheme within Dubailand. The development will cover an area of 2,296 million sq m.
Update: Construction work is progressing but at a slow pace although completion is still scheduled for late next year.
Abu Dhabi Light Rail Project – Masterplan
Owner: Abu Dhabi Department of Transport
Budget: $3 billion
Scope: The project calls for the design and construction of a 350-km-long highspeed rail link and urban transport system for Abu Dhabi. The light rail system will include eight stations, along Hamdan Street, five stations along Airport Road, five along Khalifa street, seven more in the Mina area, one station each at Marina mall and on Suwwa Island, five stations on Reem island and two on Saadiyat Island. The rail system will also serve the development opposite Abu Dhabi Island, including the proposed capital core development that will be located between Mohammed bin Zayed City and Khalifa City, Raha Beach and Yas Island and the project on the Abu Dhabi 2030 Plan.
Update: The due diligence process on the submitted bids for the award of the consultancy contract is in final stages.
Mafraq-Ghuweifat Road Scheme Project – Border Road

Budget: $817 million
Scope: The project calls for design and construction of a 350-km-long road and a number of interchanges, including a major intersection at Ruwais in Abu Dhabi.
Update: The bid submission date has been extended to November 12.
Jebel Ali Free Zone – Convention Centre Complex
Owner: Jebel Ali Free Zone Authority
Budget: $544 million
Scope: The project involves the construction of two interconnected 34-storey deluxe office building, with a construction area of 1.6 million sq ft. In addition to the two towers, there will also be a convention, exhibition area and a 600-seat auditorium with a food court and a high-end catering facility. The conference and exhibition facility will have a total area of 400,000 sq ft. There will also be a 322-room convention hotel with health club and restaurants with a total area of 225,000 sq ft and a parking facility for 4,000 vehicles bringing the total built-up area of the project to 4 million sq ft.
Update: Work is in progress and completion is expected by the last quarter of 2011.
Landmark Tower
Owner: Abu Dhabi Department of Presidential Affairs
Budget: $380 million
Scope: The project will involve the construction of a 70-storey building with estimated height of 330 m that will be situated on the corniche in Abu Dhabi. It will be the tallest on Abu Dhabi Island and will also include a five-level basement and provide mixed-use facilities.
Update: Construction work on the building has reached the 34th floor.
Dubailand – Eco-Tourism World – Al Barari Development – Phase One
Owner: Abwab Real Estate – Green Works
Budget: $350 million
Scope: Phase One of the development will involve the construction of 330 villas and associated facilities. It will form a part of the Al Barari development within the Dubailand scheme.
Update: Finishing work is in progress with the handover scheduled for December.
Business Bay Development – Bay Square
Owner: Dubai Properties
Budget: $335 million
Scope: The project will involve the construction of 13 buildings that will form a part of Business Bay development scheme. It will comprise 11 commercial towers, one residential tower and one hotel. The project, with a total built-up area of 430,000 sq m, will also include the associated leisure and entertainment facilities.
Update: The construction work is 75 per cent complete.
Business Bay Development – Octavian Twin Towers
Owner: Omniyat Properties – Investate Realty JV
Budget: $327 million
Scope: The project calls for the design and construction of 19-storey twin offices towers, which will form a part of Business Bay development. The project will comprise three podiums; four-storey basement parking and ground floor comprise retail space, restaurants and outlets which covering 60,000 sq ft.
Update: The main construction contract is expected this month.
Saadiyat Island Development – 295 Villas
Owner: Tourism Development and Investment Company (TDIC)
Budget: $272 million
Scope: The project will involve the construction of 295 luxury villas and associated facilities on Saadiyat Island Development in Abu Dhabi.
Update: Sources indicated that Alec has been awarded the main contract to build 295 villas on the Saadiyat Island Development.
Khalidiya Rotana Hotel & Residences
Owner: Private Investor
Budget: $200 million
Scope: The project will involve the construction of a new hotel and apartment complex in Abu Dhabi, on the site of the existing Khalidiya hotel, which will be demolished. The development will include four buildings with a built-up area of approximately 200,000 sq m. The first building will consist of 21 storeys and will provide hotel and apartment facilities totalling 436 rooms. The project will also have two, 23-storey buildings that will each offer 117 residential apartments. The fourth building will reach 18 storeys and will provide 108 offices.
Update: Construction work is 90 per cent completed with the hand- over scheduled for December.
Business Bay Development – Niki Lauda Towers

Budget: $200 million
Scope: The project will involve the construction of a complex that will consist of 29-storey and 26-storey buildings for commercial use that will form a part of the Business Bay development scheme. The development will also provide commercial offices, basement, retail area, restaurants and cafes, meeting rooms screening rooms, and business centre.
Update: The project is waiting for a building permit to complete the raft foundation work.
Business Bay Development – The Windsor Manor
Owner: Deyaar Developments
Budget: $163 million
Scope: The project will involve the construction of a 29-storey residential building providing a number of exclusive one- to three-bedroom apartments as well as associated leisure and entertainment facilities, including a rooftop garden with pool.
