

Omniyat Properties has announced the launch of Octavian, the developer’s eighth project in Dubai so far and the first for the year.
Enabling work will start in the third quarter of this year with completion scheduled for the first quarter of 2011.
The Dh1.2 billion ($327 million), 19-storey modern office twin tower, set to be located in Business Bay, is another ‘intelligent’ development boasting Omniyat Properties’ signature futuristic technologies, and is named after Roman emperor Galius Julius Caesar Octavianus, said a spokesman for the company.
Designed by Kling Consult, a world-renowned market leader in German engineering, the Octavian will be built alongside a new extension of the historic Dubai Creek, close to the Burj Dubai and will boast of water views on one side and views of Burj Dubai on the other.
The Octavian has a unique form of two almost-transparent towers connected by a black centrepiece designed to sparkle in sunlight.
The finest materials have been selected for the building’s interiors including granite stone and marble with a blend of terrazzo. Ingeniously-laid stone walls have been included to deliver an aura of stateliness complemented by stunning and strategically-placed lighting and landscaping which includes well-kept lawns and a shaded courtyard, says the spokesman.
The Octavian will have a total gross floor area of 580,000 sq ft and will include a lot of new technologies for the first time. These include: virtual receptionist; virtual banker; digital signage for advertising, information, entertainment and art; virtual presence (telepresence tele-conferencing); easy access for visitors through distribution of access permission barcode; car-park management system; mobile concierge and mobility portal; mobile facilities management; visitor tracking system; push advertising; interactive newspaper booth; and many others.
Both towers of the Octavian have three podiums and four basement parking levels with 1,250 bays and high levels of security.
The building’s ground floor will have around 60,000 sq ft allocated for retail space including shops, restaurants and other outlets.
