Construction work is under way on three significant projects within Kuwait’s prestigious neighbourhood, Hessah AlMubarak District.

Developed by United Real Estate Company (URC), a leading real estate developer and investor in Kuwait and the Middle East and North Africa (Mena) region, these projects include Hessah Towers – a luxury high-rise soaring to 40 storeys – the mid-rise Byout Hessah residential community and the Commercial District, an all-inclusive community, lifestyle hub, and mixed-use development.

Hessah AlMubarak District is the first-ever comprehensive, mixed-use district in Kuwait, spearheaded by Kuwait Projects Company (Holding) – Kipco, one of the largest holding companies in the Middle East and North Africa. URC is a Kipco subsidiary and the holding company’s real estate arm.

Hessah AlMubarak District boasts a unique location overlooking the sea, within proximity of Kuwait’s downtown business hub. It spreads over an area of 227,066 sq m of which 50 per cent is dedicated to public services and amenities such as open parks, green spaces, public plazas, parking areas, and utilities.

This urban cluster combines leisure, shopping, offices and living areas, which comprise residential buildings, serviced apartments, offices, clinics, health clubs, commercial activities, and retail as well as food and beverage offerings. Once complete, the total leasable built-up area of the development will be 381,000 sq m.

Construction work on these high-end 40-storey twin towers is 18 per cent complete, URC Chief Development Officer Architect Mishary S Al Muhailan reveals to Gulf Construction.

Occupying a 5,500-sq-m strategic plot within Hessah AlMubarak District, Hessah Towers will offer a total of 204 luxurious three-bedroom residential apartments and duplexes.

Some 106 units in these towers have already been sold, says Al Muhailan.

Conceptualised by SSH, one of the leading masterplanning and design firms in the Middle East, and the internationally acclaimed Nabil Gholam Architects, Hessah Towers spans over a gross construction area of approximately 70,000 sq m.

With construction in progress on Hessah Towers, concrete works have reached the 13th floor level, according to a project manager at SSH.

Set for completion in 2022, Hessah Towers will offer an array of amenities and services, including a swimming pool, private health club, gym, gardens, a children’s playroom, private roof gardens, and special residents-only areas for outdoor entertaining.

The development includes a multi-storey parking facility for residents alongside state-of-the-art building protection systems.

Construction of Byout Hessah, a luxurious contemporary living community nestled within Hessah AlMubarak District’s modern, all-inclusive mixed-use neighbourhood, has begun recently with the appointment of Alghanim International General Trading and Contracting as main works contractor.

Around five per cent of the construction work has been completed to date, comments Al Muhailan.

Byout Hessah boasts 40 luxury four-bedroom townhouses and two 12-floor residential buildings with a gross construction area of 47,000 sq m, set on a 13,000-sq-m plot amidst landscaped surroundings and located close to the Arabian Gulf and the heart of Kuwait City’s commercial district.

SSH is the design and supervision consultant for the project.

Elaborating on the townhouses, Al Muhailan says: “The townhouses are of two categories: duplex units and townhouses with a basement. Each townhouse has a spacious open plan overlooking a central courtyard with a private pool and patio deck area. The open courtyard filters natural sunlight into the entire residential unit through the lightwell. Selected townhouses with basements are exclusively equipped with a large living area that could function as a multi-purpose room or a diwaniya for hosting visitors. The multi-purpose rooms are privately accessed through the main entrance area in addition to featuring a rear access from the basement parking facility.”

Byout Hessah’s identical 12-storey residential buildings comprise 104 upscale two-bedroom apartments, including seven penthouses. All living areas and bedrooms provide unobstructed panoramic views of Kuwait Towers, the Arabian Gulf, and the skyline of Kuwait City, Al Muhailan adds.

Every luxurious apartment at Byout Hessah is centered on an open-plan kitchen, living and dining area, which connect to two bedrooms. The master bedroom is fitted with an en suite and walk-in wardrobe, while the second bedroom features a built-in wardrobe in addition to an en suite. The penthouse units on the upper floors include larger terraces, providing a private, natural enclave with metropolitan and sea-side views.

Meanwhile, enabling works are ongoing on the Commercial District, an all-inclusive community, lifestyle hub, and mixed-use development located at Hessah AlMubarak District, which expects completion in 2023.

It will comprise a total built-up area of 145,110 sq m, of which around 47,400 sq m will be leasable.

The project brings together various components, including commercial offices, medical clinics, serviced apartments, retail stores, food and beverage outlets, and an integrated community centre, all of which help interconnect living and leisure for residents and commuters in this bustling epicentre for modern living. The community centre comprises a supermarket, fast food and café outlets, consumer stores, and service shops.

The Commercial District includes state-of-the-art, multi-level buildings, which cater to office spaces, medical clinics, and serviced apartments. These are situated on different multi-storey car-park podiums, enriched with green facades and courtyards, all designed with a sustainable environmental approach to Kuwait’s climate nature as well as culture, says Al Muhailan.

The stand-alone buildings located on the northern side of the development consist of an open-air shopping and dining district, set to house various international and local brands and the most sought-after restaurants and cafes.

The Commercial District will be accessible through main roads and highway networks such as Arabian Gulf Road, Third Ring Road, Aden Street and Fahaheel Highway. The project will also overlook the main pedestrian boulevard at the Hessah AlMubarak District.
