ROSHN Group, Saudi Arabia’s leading multi-asset developer and a Public Investment Fund (PIF) company, has announced a number of updates on its projects in Jeddah and Makkah, with progress being made across the board for its different community and mixed-use projects in the country’s Western Region.

ALAROUS, ROSHN’s first community project in Jeddah, encompasses approximately 4 million sq m across three phases and borders the group’s iconic mixed-use MARAFY waterfront destination. The group has signed four land sale agreements within the large-scale integrated community in north Jeddah last month. Valued at a total of more than SAR448 million ($119 million), the agreements span more than 87,000 sq m earmarked for new residential and mixed-use developments.

The agreements were signed during Cityscape Global 2025 in Riyadh with four local developers. The first agreement, concluded with Miskan, is valued at SAR222.6 million and covers more than 40,500 sq m, while the second, signed with Arabian Dyar, is valued at SAR110.4 million and  involves an area of over 27,400 sq m. Additional agreements with Abyatona and Sateaa Al Tameer are valued at SAR115.9 million and cover a total land area of approximately 19,300 sq m. Under the agreements, the companies will act as sub-developers delivering standalone residential projects within the ALAROUS masterplan.

These partnerships represent a significant advancement of ROSHN Group Local Content Program (RGLCP), reinforcing the group’s commitment to supporting the growth of Saudi Arabia’s real estate ecosystem. By enabling local developers to participate in its pipeline of large-scale communities, ROSHN Group contributes to the Saudi Vision 2030 goals of economic diversification and a more vibrant private sector.

 Strategically located north of King Abdulaziz International Airport, the project has reached significant progress milestones as it steadily transforms from vision to reality. Currently, overall infrastructure works have surpassed 91 per cent completion, covering essential utilities such as potable water, sanitary sewage network, irrigation system, storm drainage, power, and telecommunications, along with road networks constructed to international standards and now approaching final completion.

Landscaping activities have also commenced and are expected to be finalised by the fourth quarter of 2026. Extensive coordination with external stakeholders has ensured that all infrastructure and social infrastructure requirements are seamlessly aligned with city-level operations. The first 132/13.8 kV power substation is already energised, providing operational readiness for the community, while the second substation, expandable to 380/132 KV, is under construction and is planned to be energised by the third quarter of 2027 to serve future phases of the development

Residential construction within Phase 1A of ALAROUS is advancing at 41 per cent progress, targeting completion and handover by the third quarter of 2026. Complementing the residential zones, work on the Jumaa Mosque, retail district, public amenities, and landscaped community spaces is progressing in tandem, further shaping ALAROUS into a vibrant and inclusive neighbourhood designed to foster modern and sustainable living.

Alongside ALAROUS is the 11-km MARAFY canal, which forms a fundamental part of the wider mixed-use programme. Stretching 2.5 km in length and 100 m in width, this one segment of the canal is progressing toward completion as per the development’s schedule.

To date, approximately 80 per cent of the excavation – equivalent to about 2.45 million cu m of material –has been completed. Construction of the quay wall system is under way, with over 1,250 linear metres (LM) of precast wall sections already installed. The canal works also include three vehicular bridges, with the first bridge scheduled to have its structural deck slab cast by the end of this year.

Additionally, a large-diameter hydraulic pipeline is being laid, with 630 LM installed to date. Collectively, these milestones highlight the rapid pace of transformation and the project’s commitment to quality and timely delivery.

 

ALMANAR

The ALMANAR Project spans approximately 11.5 sq km and is being developed in four distinct phases.

Meanwhile, the ALMANAR Project, located at Makkah Gate along the Makkah–Jeddah Expressway, spans approximately 11.5 sq km and is being developed in four distinct phases. The current focus is on Phase One, which covers 2.52 sq km and features a 3.5-km frontage along the expressway. Development of this phase encompasses comprehensive infrastructure networks, single- and multi-family villas, commercial spaces, public amenities, and a 132/13.8 kV power substation.

 Infrastructure works in ALMANAR have reached 71 per cent completion, including sanitary sewage network, potable water, stormwater drainage, telecommunications, irrigation, landscaping, and road networks. Progress on vertical construction, including the single-family units and associated public amenities, has reached 11 per cent while the power substation stands at 79 per cent completion. All active work packages are progressing on schedule, and overall project timelines remain firmly on track.
