Sun and Sky Towers ... more than 1,100 apartments.

SOROUH Real Estate has announced the completion of Sun and Sky Towers located in Shams Abu Dhabi as pre-handover inspections of more than 400 apartments within these two skyscrapers gets under way with the owners.

The leading real estate developer is currently finalising all relevant approvals with the authorities for the completion of the towers and will start the formal handover to owners as soon these approvals have been obtained.
Infrastructure around the Sun and Sky Towers is also complete with the power, gas, water, district cooling, telecommunications and sanitation utilities in place to service the buildings.
Shams Abu Dhabi, the Dh25 billion ($6.8-billion) master development on the investment-zoned Al Reem Island, will comprise 5.2 million sq m of built-up area adjacent to the new Central Business District on Al Sowwah Island.
Sorouh is the master developer of Shams Abu Dhabi and is responsible for developing Shams Gate on Shams Abu Dhabi.


Apart from Shams Gate, Shams Abu Dhabi includes the Central Park and the Marina.
As the future home to 45,000 residents, Shams Abu Dhabi has been envisaged to become a self-sustaining city designed around calming canals and relaxing parks, integrating world-class masterplanning practices and extending the lush green of Abu Dhabi’s landscape.
At the entrance to Shams Abu Dhabi, Shams Gate will have a stunning presence on Al Reem Island’s skyline. It comprises eight buildings of ambitious scale – among them the 74-storey mixed-use Sky Tower and the 65-storey, exclusively-residential Sun Tower.

Sky Tower
Sky Tower has been designed in elliptical formation and offers 474 residential units and 800,000 sq ft of office space assembled vertically around a central core. “The design of tower is not only visually appealing, but also incorporates a range of innovative energy conservation and user-friendly features. In addition to achieving higher standards in energy and water efficiency, the building will have a superior indoor environmental quality which, in similar buildings in the US, is leading to increased staff satisfaction and productivity,” says a spokesman for Sorouh.
Residential units are spacious and feature the highest-quality materials, fittings and furnishings, while floor-to-ceiling glass windows ensure awe-inspiring views.
Residential amenities are located atop the retail and garage podium.
Office space, fitted with rich finishes throughout, also features floor-to-ceiling windows, curved facades with panoramic views and state-of-the-art technology.

Sun Tower
The 65-storey Sun Tower is a purely residential tower featuring 673 one-, two-, three- and four-bedrooms apartments and penthouses. “The apartments at Sun Tower have been intelligently designed around the unique shape of the building to create engaging contemporary living spaces. The curved window spaces provide panoramic views from almost every room of the sea and mangroves as well as the urban cityscape of Abu Dhabi,” says the spokesman.

Sun Tower also utilises innovative conservation techniques to maximise energy efficiency. Retail space is located in the podium that links the two landmark towers. Construction work is complete on the podium, and fit-out of the retail spaces is due to get under way towards the end of the year. The basement and podium car-parks have also been completed and finishing touches are being put to the outdoor leisure facilities, gymnasiums and landscaping.
Covering two levels with a total retail area of 13,400 sq m, the podium mall will house 70 premium brands including a mix of restaurants and cafes, convenience stores and retail outlets, in addition to 500 dedicated parking spaces. Around 70 per cent of the retail space has already been leased out.

Shams Gate
Meanwhile, Sorouh has announced that construction across other areas at the Shams Gate, located at the entrance of Shams Abu Dhabi, is progressing on schedule.
Shams Gate, featuring luxury high-rise residences, offices, shopping malls and an international hotel and serviced apartment complex, comprises the Gate Towers and the Arc, in addition to the Sun and Sky Tower. Leisure facilities and amenities are situated throughout the towers and on the podium deck.
Curtain-walling work has commenced on the Gate Towers, which comprises four towers. Work on Towers One, Two and Three is progressing on target with the towers having risen to levels 36, 32 and 27 respectively. With one floor being added on average every 10 to 12 days, the Gate Towers are on schedule for completion towards the end of 2012, according to the spokesman.
The Arc is also starting to take shape with the second level complete.
According to Sorouh, work on the wider Shams Abu Dhabi is also progressing with 10 sub-developers having commenced construction on their plots.

Infrastructure
Meanwhile infrastructure on Shams Abu Dhabi is in an advanced stage, and will be completed shortly, with canals, pedestrian bridges, dredging and reclamation works and sea wall, roads, utilities, temporary sewage and synthetic natural gas plant being completed.
The network for district cooling has been completed for sectors One to Six and chillers are ready to supply chilled water.

Sorouh
Sorouh is one of the UAE’s leading property companies, with more than Dh70 billion ($19 billion) worth of projects in planning or under development in the country.
As part of its partnership with the Abu Dhabi Government in its Plan Abu Dhabi 2030, the company has been awarded the contract to masterplan three investment zones in Abu Dhabi – Lulu Island; Shams Abu Dhabi on Al Reem; and Seih Sdeirah, the site of the Alghadeer development.
Alghadeer is progressing into the construction phase in line with its scheduled completion date in 2012.
In March, Sorouh awarded the main infrastructure contract to Nael & Bin Harmal Hydroexport Establishment, which has already commenced work on approximately 10 km of roads and all associated utility networks, including power; water; wastewater; irrigation; surface water drainage; telecommunications; gas and street lighting.
The building designs have been finalised, with the construction tender floated last month and a contract expected to be awarded in the third quarter.
Last year, Sorouh delivered the Golf Gardens, a premium residential community of 395 villas and townhouses. It also completed its hospitality development, Tilal Liwa Hotel in the Western Region.
