DUBAI’S ultra-luxury real estate and hospitality sectors are rapidly evolving, pushing developers to look beyond structural excellence to differentiate premium assets. In this highly competitive market, precision-led interior disciplines have become crucial for success. Showcasing this trend, award-winning lighting design consultancy Studio N has delivered two high-profile schemes in the emirate that demonstrate how strategic illumination directly elevates both commercial functionality and hospitality aesthetics.
From the maximalist, high-sensory environment of Gloria Osteria Dubai in the Dubai International Financial Centre (DIFC) – which opened in December 2025 – to the sleek, corporate luxury of One Offices at One Za’abeel, launched earlier in that year, these projects demonstrate how tailored illumination acts as a bridge between structural form and user experience.
Gloria Osteria
Nestled within the Ritz-Carlton Hotel at DIFC, Gloria Osteria Dubai marks the regional debut of the Big Mamma Group. The venue features an interior designed by Big Mamma’s in-house team alongside Studio Kiki, transforming the space into a vivid feast of clashing prints, retro artworks, and nostalgic details that recall a 1970s Milanese villa.

The core challenge for Studio N was to complement a highly saturated, maximalist palette without creating visual clutter. Rather than competing with the restaurant's focal points, such as the sunset-hued Murano glass chandeliers, architectural fittings were subtly integrated into the physical fabric of the building to provide ambient warmth and atmosphere to each space.
Upon entry, guests are greeted by a dramatic, double-volume wine display capped by a mirrored ceiling that generates an infinity effect. Studio N engineered linear uplights directly into the shelving units, illuminating the collection from below to emphasise the scale and depth of the vertical space.
As the restaurant is anchored by colour-drenched chandeliers and retro-style floor and table lamps for ambient lighting, the design team used subtle layers of light to create mood and contrast throughout the interior. Downlights were strategically positioned above the seating areas, while leaving other spaces intentionally soft and low level to enhance the atmosphere.
Managing a heavy reliance on decorative lamps required strict electrical testing and high-quality lighting control. Every decorative fixture was individually tested with the control system to guarantee a smooth, flicker-free dimming performance between day and night operations.
Outside on the expansive terrace, intimate pockets of light break up the scale of the dining area. Decorative lamps anchor each individual table setting, while vertical illumination on the surrounding trees and planting helps to define the perimeter and create an inviting outdoor environment after dark.
One Offices at One Za’abeel
Shifting from high-end dining to corporate real estate, Studio N’s scheme for One Offices at One Za’abeel demonstrates how hospitality-style lighting principles are filtering into premium workplaces. Designed by JLL, the business destination blends elite executive suites and conference rooms with hospitality-grade amenities at the gateway to Dubai’s central business district.
The workplace experience is anchored by a double-height lobby designed to mirror the luxury of the adjacent One&Only Urban Resort and the Michelin-starred restaurants within One Za’abeel’s futuristic floating skybridge. The centrepiece of this volume is a sculptural, theatrical staircase finished in contrasting wood and bronze tones that echo Dubai’s sunset sky.
To playfully bridge the two floors and animate the space, Studio N commissioned a bespoke lighting installation by Nulty Bespoke. Comprising 500 handblown glass birds, this artistic centrepiece provides a moment of delicacy amidst the sculptured lines of the architecture.
The design team placed standard downlights above the piece to bounce light onto the glass elements, while simultaneously concealing lines of light in the marble steps to produce an ethereal glow up and down the stairs.
In the adjacent lounges and breakout areas, rhythmic lines of recessed downlights create a warm, harmonious glow above the seating areas and extend into the circulation zones to produce a natural sense of flow. The joinery pieces have also been enhanced through integrated lines of light that emphasise the sensuous contours of the craftsmanship.
Designed with flexibility in mind, the lighting schemes in the private workplace suites can be tailored to accommodate different spatial layouts and evolving working styles. Minimalist, rectilinear track and spotlight systems mirror the sleek architectural lines of the property and can be effortlessly reconfigured as needs change.
Furthermore, the lighting language is kept deliberately understated to avoid reflecting glare onto the floor-to-ceiling windows, thereby preserving the panoramic views of the city skyline.
In the meeting areas and conference rooms, layers of light continue the warm, welcoming atmosphere while optimising each space for meetings and video conferencing. A dual-layered system combining cove lighting with ultra-discreet downlights produces a gentle layer of ambient illumination from above, which is complemented by finely crafted luminaires that add character and visual intrigue.
