Ardee Developments, a player in the UAE’s real estate market, has broken ground on its AED2 billion ($544 million) Fairmont Residences Al Marjan Island & Fairmont Al Marjan Island Hotel, thus signalling the launch of a landmark premium coastal living development in Ras Al Khaimah.
As the first development within Ardee’s 5.6-million-sq-ft masterplan, the landmark project establishes the design and lifestyle standards for the wider destination. It boasts nearly 1.2 million sq ft of gross floor area across the branded residences and hotel components.
Set for completion in 2028, the project comprises 519 branded residences and townhouses, four signature sea villas and an integrated 250-key hotel, thus positioning it as one of Ras Al Khaimah’s most significant branded coastal communities.
With enabling works completed, piling is now under way, marking the first major construction milestone, said senior Ardee officials at the groundbreaking ceremony.
Piling is expected to finish by April 2026, enabling the smooth transition into the main construction phase, they stated.
“Today marks an important milestone for Ardee. The groundbreaking signals the start of a flagship beachfront development that reflects our commitment to design excellence, long-term quality and modern coastal living,” remarked Romeo Abdo, Founder of Ardee.
Residents will get to enjoy a blend of Fairmont’s signature luxury with resort-style amenities, including private beach access, family and adult pools, wellness and fitness facilities, curated dining and social spaces, and seamless connectivity to the neighbouring Fairmont hotel – creating a destination where leisure, community, and convenience intersect.
