Leading UAE sustainability pioneer BEEAH has announced that early works have begun at its flagship real estate development - Khalid Bin Sultan City - in Sharjah with Building Company (BEST) appointed to deliver the enabling works package. 

Concept master-planned by Zaha Hadid Architects, Khalid Bin Sultan City is envisioned as a next-generation destination that brings together residential, commercial and lifestyle components within a climate-smart urban framework. These works include excavation and earthworks to level the site in line with approved designs.

The milestone moves the project from planning into physical development ahead of the targeted completion of Phase 1 in 2029, said a statement from BEEAH.

The commencement of early works marks a major milestone in bringing Khalid Bin Sultan City’s sustainability-led vision to life. BEST is delivering site preparation and earthworks under a 150-day initial site preparation package

To date, approximately 90,000 cu m of excavation and 111,000 cu m of filling works have been completed across around 80,000 sq m land area, representing nearly 19% of the total early works area. 

The contract spans an area of 420,738.96 sq m, covering several designated development zones within the wider masterplan, prepared to support subsequent infrastructure and unit-level construction.

Reflecting Khalid Bin Sultan City’s sustainability-led approach to development, BEEAH appointed a specialist ecology consultant to conduct a detailed environmental assessment of the site prior to the commencement of works.

The commencement of early works reflects the continued momentum behind Khalid Bin Sultan City and marks the beginning of on-site progress for one of Sharjah’s ambitious developments."

"As we prepare the site for future infrastructure and construction phases, we are laying the foundations for a destination that will contribute to Sharjah’s sustainable urban expansion while supporting housing demand, tourism and economic growth across the emirate and the UAE," he added.

Designed as a climate-smart, people-centered development, Khalid Bin Sultan City combines smart infrastructure, sustainable mobility and pedestrian-friendly public spaces within a connected natural environment. 

The wider masterplan is designed to promote wellbeing, liveability and community connection through walkable neighbourhoods and integrated lifestyle amenities, said BEEAH in a statement. 

Its progress comes amid continued momentum in Sharjah’s real estate sector, which recorded AED65.6 billion in transactions across 132,659 transactions in 2025, it added.-TradeArabia News Service
