The Iris Mist ... towering.

IRIS, a leading property developer, has launched its Dh2.5 billion ($680.57 million) residential development, Iris Mist at Dubai’s Maritime City.

Designed by renowned architects Atkins, Iris Mist will be the first development in this region to take the shape of patterned sea waves that rise from the marina over the promenade to a height of 200 m, says a spokesman for the developer.
When complete, the freehold development will offer 54 residential floors of 355 luxury apartments comprising of one, two and three-bedroom units, six retail outlets and 28 units of office space.
Strategically located on Plot R6 in the Harbour Residence District of Dubai Maritime City, Iris Mist offers a built-up area of 850,000 sq ft. The development is strategically located in close proximity to Sheikh Zayed Road, Jumeirah Beach Road, Bur Dubai and Dubai International Airport.
With a team of world-class consultants on board, Iris Mist is due to be handed over by July 2011.
The tower will be a green building and will be certified according to the U S Green Building Council LEED Rating System, says the spokesman.
According to the Maritime City’s masterplan, all developers must obtain green building certification under the BRE Environmental Assessment Method (BREEAM) or Leadership in Energy and Environmental Design (LEED). In addition, all buildings in the Maritime City will be reviewed to assess the degree of compliance with the environmental requirements in terms of design, operations and best practices.
The Iris Mist design concept includes energy consumption and conservation facilities such as reduced use of non-renewable resources and production of waste pollutants, maximising opportunities for passive ventilation and cooling. The tower’s façade will be built in layers of white precast, aluminium and glass of varying colour and texture.
Iris Mist’s interior design will make optimum use of space and light where every detail will be attended to, from its high-speed elevators and six levels of car parking, to its top-class retail facilities located at the ground level.
