Projects ranging from a university to up-market commercial and residential complexes, state-of-the-art workshops, showrooms and offices are currently being designed or supervised by leading architectural and engineering consultancy, Mohamed Salahuddin Consulting Engineering Bureau (MSCEB).

In the preliminary design stage is the prestigious RCSI Medical University of Bahrain, for the Royal College of Surgeons in Ireland (RCSI), while currently under tender are the impressive Marriott Executive Apartments, and the Toyota Plaza at Tubli.
Away from the drawing boards, MSCEB is supervising construction work on a number of landmarks, including two 10-storey buildings – the Gajria Tower in Sanabis, and  the Tariq Almoayed Tower in Manama – and the 15-storeyed Diplomat Serviced Apartments building in Diplomatic Area.

Medical university
The RCSI Medical University of Bahrain will be located on a 227,000 sq m plot of land adjacent to the King Hamad General Hospital and will be designed to accommodate up to 1,850 students and approximately 200 staff.
It will comprise teaching faculty buildings, administrative spaces, staff accommodation, students’ accommodation and recreation areas.
“The Royal College of Surgeons in Ireland, along with its project manager, Mercury International, has appointed MSCEB to design and supervise this new medical university at Muharraq,” says Cyrus Vesuvala, manager-project management at MSCEB.
The project will be built in phases, he adds. “Phase 1 will include the schools of medicine, pharmacy, and health management while Phase 2 will include the schools of nursing and dentistry,” he says.
Construction work on Phase 1 is expected to be completed by the first quarter of 2007, in time for intake of students in the new academic year starting October that year.
MSCEB is working jointly with AEDAS of the UK on the design of this project. DLAG is the quantity surveyor.

Executive apartments
Construction is expected to start on site shortly on a 20-storey twin tower development, which will house the prestigious Marriott Executive Apartments.
Occupying a 5,795 sq m plot in Juffair, the development comprises two 20-storeyed towers, sitting on a common podium.
Each tower has 94 apartments, providing a total of 188 executive apartments, along with ancillary facilities such as a health club, swimming pool, private lounges, and games rooms.
A basement, covering the entire site, provides parking facilities for the apartments.  Further parking slots are available on the ground level, providing a total of 188 car parking bays for the complex.
“The project is presently under tender, and construction is expected to start at site shortly,” says Vesuvala.
The client is Itico, with MSCEB as the design and supervision consultant and BWS as quantity surveyor.

Commercial/residential complexes
Presently under construction is the 10-storeyed Gajria Tower, a commercial/residential development at Sanabis.
“The owner intends to have his showroom and offices at the lower levels, while the upper levels will be rented out as commercial office spaces,” Vesuvala says. “The topmost two floors are reserved by the owner for two residential penthouse apartments.”
The main contractor is AAA Homes, while Cost Partnership is the quantity surveyor on the project.
Construction work is also close to completion on the Tariq Almoayed Tower, a 10-storeyed residential building being built adjacent to the San Rock Hotel in Manama.
It has a combination of studio apartments, two-bedroom and three-bedroom apartments, all of which will be fully furnished.
Common facilities include a restaurant and shopping facility on the ground floor, and a swimming pool, cafeteria, gym and children’s play area on the topmost floor.
Cost Partnership is the quantity surveyors on the project and Almoayyed Contracting is the main contractor.

Office building
Meanwhile, work is nearing completion on a seven-storeyed extension to Investcorp’s existing office building at Investcorp House in the Diplomatic Area.
The new extension visually complements the existing structure, and offers a unified, homogeneous exterior appearance. However, both are physically independent structures, interconnected at the ground floor by a double-height, plush, new common reception block.

Workshop & stores
Tenders have been issued for the construction of an 18,000 sq m vehicle workshop and spare parts store facility by Ebrahim Khalil Kanoo at the north end of their 82,000 sq m plot at Tubli.
The proposed development comprises a vehicle service workshop with bays for both Toyota and Lexus vehicles, along with car-wash facilities and a spare parts store.
There is also a large display area for new cars on the frontage of the development, along with staff offices at the mezzanine level.
The construction contract is expected to be awarded soon.

Showroom
MSCEB is also presently working on the construction drawings and documents for a four-level purpose-built showroom building for Universal Trading, at Al Akr.
The facility comprises three levels of showrooms intended to showcase the client’s extensive range of products and agencies, while the client’s offices would occupy the topmost level. The building has been designed with a modern facade, with curtain-walling and composite aluminum cladding.
