Projacs International, which is considered to be the largest Pan-Arab construction and project management firm, has a number of ongoing projects in Kuwait ranging from leisure and hotel projects to educational and institutional developments.

These include project and construction management for the Salmiya Park Project in Salmiya, the Kuwait Business Town, the Crystal Tower project, the Kuwait Business Town (KBT) Zone One and Zone Three Plot 3 developments, the headquarters of the National Bank of Kuwait, the Bneid Al Gar Residence as well as quantity surveying and contract administration for the College of Science at Kuwait University and facility management for Dar Al Awadi.
The KBT is an ambitious development under way in Sharq, designed to attract leading businesses in Kuwait to operate out of a technologically-driven development (see Page 89).
“KBT aims to develop a 23,200 sq m site in a prime location within Al Sharq area neighbourhood. The site is surrounded by Al Motannabi Street from the north and Omar Ibn Al Khatab Street from the south. The first phase of this project is the development of two office towers, 36 and 40 floors in height respectively, ground floor plaza, five-storey parking, and two basements underneath the entire development,” says a spokesman for Projacs.
Among the challenging projects in terms of design is the estimated $74 million Crystal Tower project for Arab Real Estate Company, which is scheduled for completion in 2010.
The development is located in a prime location within Al Sharq area neighbourhood over a 2,134-sq-m plot at Ahmad Al Jaber Street.
Commenting on the design, the spokesman says: “The challenging design of the tower offers a significant huge void between the 13th and 17th floors of the tower, which most probably will comprise a function area with the view of green trees.”
The tower includes three basements, ground, mezzanine and 40 upper floors, offering a total built-up area of 41,562 sq m. Car-parking facilities are spread over the third and second basements, while retail outlets are located in the first basement, ground, and mezzanine floors. The upper floors will be dedicated for offices spaces and will include two mechanical floors.
“The ground floor includes a luxurious lobby and offers a significant retail opportunity. It features a garden, a leisure area and oasis of green. The Ceremonial entrance is well-designed and articulated through its raised height and architectural elements and features that are tastefully selected by the designers,” the spokesman adds.
The consultant on the project is OBD Consulting.
Demonstrating the diversity of Projacs projects is perhaps the estimated $124 million Salmiya Park project.  It involves transforming a large barren area of Salmiya into a lush, 'green' family park, offering a wide range of passive and active recreational activities, cultural events and educational opportunities. Gulf Consult undertook the concept design of all the recreational, landscape and engineering elements, while the architectural concept has been executed by Dino Georgio. The project features an extensive landscaped park, a narrow gauge railway, sports facilities, an exercise course, water features and an amusement Park.
