

Work on the first phase of the La Hoya Bay development, an $800 million luxury freehold waterfront apartment complex in Ras Al Khaimah, was scheduled to start last month (October), following the award of a construction contract.
The first of the four-phase development will be built at a cost $180 million, says Frank Khoie, chairman and CEO of Khoie Properties, the developer behind the project.
Khoie Properties is part of the Khoie Group that has global interests.
The first phase comprises the La Hoya Bay Residence, which features multi-sized spacious apartments set on the private beaches of the Marjan Island, amidst landscaped lawns, lush foliage and beautiful desert blooms.
Phase One will include 725 freehold studio, one, two and three-bedroom apartments, with the floor areas ranging between 538 and 2,120 sq ft, on-site amenities such as a tennis club, medical clinic, supermarket and shopping arcade, five-star health club and spa, food and beverage outlets and commercial areas. It will also have four outdoor temperature-controlled swimming pools and children’s pools as well as access to the Al Hamra Village golf course.
Currie & Brown has been appointed project manager for the first phase, which is expected to break ground next month (October). Completion of this phase is scheduled for December next year.
Commenting on the selection of Currie & Brown as the project manager, Khoie says: “Currie & Brown’s experience since 1876 is legendary and it is their international experience with similar luxury developments that has been a major factor is choosing their local team as La Hoya Bay’s project managers. Currie & Brown are currently managing major projects in the UAE and the Gulf region.
The project has drawn both private individuals and investors from across the region. “The response has been very positive,” says Khoie. “Within one week of announcing its sale on September 9, almost 35 per cent of the development has been snapped up,” he adds
Ras Al Khaimah is presently witnessing a construction boom with a number of mega projects being launched with many more on the drawing board.
“There are several other luxury developments taking place that will transform this emirate into a major metropolitan hub. A major advantage is that there are almost no traffic problems here. Generally we are seeing a northern movement of population from Dubai, through Sharjah and onto Ras Al Khaimah. The recent expansion of the Emirates Road makes Ras Al Khaimah an ideal location for a weekend retreat or daily commute to Dubai,” he adds.

The La Hoya Residence will, according to the developers, be an-energy efficient one. “We will be applying very efficient technology systems that will manage both water and the electrical systems, through the building management system (BMS). This will help cut down the utility bills of all residents,” says Khoie. It will also be using smart home technology that has been contracted to the UK-based Intelligent Homes.
The La Hoya Residence will feature 24/7 concierge, multiple security systems, covered parking at the ground level, intelligent home automations, high-speed lifts and an energy efficiency building system.
