International developer VA Group has announced that it has secured long-term land rights in Oman’s historic Muttrah waterfront, thus becoming the first international company to deliver a phase within the Port Sultan Qaboos Waterfront Masterplan.
Being developed in close partnership with Omran Group, the project is being designed as a mixed-use, master-planned destination combining premium residences with world-class public spaces, a signature waterfront promenade, parks, sports and leisure facilities, and carefully curated retail and cultural attractions.
The total development site area is around 18.5 hectares, equivalent to approximately 23 football fields, it stated.
Conceived to complement Muttrah’s rich cultural and historical identity, VA Group’s development will contribute to the district’s long-term transformation, boosting Oman’s tourism offering and enriching lifestyle experiences along the capital’s waterfront, said the statement.

F&M Middle East has already been appointed engineering and lead design consultant for the first phase.
The economic significance goes beyond real estate. If carefully integrated with Muttrah’s existing identity, the project could connect urban regeneration, tourism, investment and public space in one of Muscat’s most recognisable districts.
