Al Mouj Muscat, Oman’s leading integrated tourism complex (ITC) – which was previously known by its English equivalent The Wave Muscat – continues to expand and attract a range of investors looking to call this luxury lifestyle and leisure destination in the heart of the capital Muscat their home.

A warm and diverse community that already houses more than 6,000 residents from 85 nationalities, the $3.5-billion mixed-use waterfront development is a public-private venture between the Omani government and Dubai-based Majid Al Futtaim Properties.

Al Mouj Muscat, which broke ground in 2006, was the first real estate project in the sultanate to open its doors to foreign investors.

Al Mouj Muscat offers an impressive portfolio of oceanfront residential properties, a vibrant dining and retail district, elegant business parks and award-winning architecture and well-designed landscapes. It also features seven luxury hotels, including Kempinski and The St Regis, Oman’s largest marina and an 18-hole championship golf course that’s listed among the world’s top 100.

Al Mouj Muscat’s launch of its newest residential neighbourhood Murooj Lanes, within the popular Ghadeer District, late last year  met overwhelming response: the properties were sold out within 48 hours of their release.

Located close to the marina and championship golf course, and within strolling distance of the cafes and restaurants of The Walk, Murooj Lanes features modern one- and two-bedroom apartments and three and four-bedroom townhouses.

“All homes are being built with quality finishes, a feature of all the community’s residences. In addition, residents can enjoy first-class community facilities including a school, nursery, masjid, beach and parks, swimming pools, gyms, and cycle and jogging paths,” a spokesman for Al Mouj Muscat tells Gulf Construction.

Also taking shape at Ghadeer District are the Ghadeer Villas. “These two and three-bedroom villas have been specifically designed as environment-friendly living options for families, using building materials that minimise heat, and including energy-efficient lighting, and water-efficient fittings and fixtures. Residents also have a convenient access gate leading directly to their homes without having to pass through the main entrance of Al Mouj Muscat,” he says.

Neighbourhood residents in both the first and second phases of Ghadeer have access to a range of established amenities and facilities including restaurants and cafés, four- and five-star hotels, a nursery, a nearby Greg Norman signature golf course, marina facilities, a wellness-focused lifestyle, and additionally the much-anticipated community hub and mosque – the destination’s newest development.

Meanwhile, work has started on its luxurious marina-facing Juman Two apartments following the successful completion of ground-breaking and piling works at the development.  Juman Two is adjacent to promenade cafes and a few minutes’ stroll to the local parks of Al Mouj Muscat. It offers a choice of 152 one- and two-bedroom contemporary living spaces ranging from the ground-floor manor apartments with high ceilings on the water to penthouse-level apartments with views to the ocean and the longest view of the 400-berth Al Mouj Marina.

The apartments of Juman Two are equipped with the luxury and convenience of concierge services, a fully-equipped gymnasium and a reading lounge, as well as the modern amenities of the marina-facing infinity swimming pool that blends seamlessly into the marina and sits within a relaxed garden area. 

Juman Two apartments is likely to be ready for handover by the summer of 2022.

Other projects under way include the Zunairah beach frontage precinct, which comprises a limited collection of spectacular beachside freehold residences set in an exclusive private access. This extraordinary residential concept has been developed for Al Mouj Muscat by a hand-picked team of internationally acclaimed architects and leading interior designers, the spokesman points out.

Last year, Al Mouj Muscat marked the completion of two key developments on site: the community hub and the Ghadeer Courtyard Homes.

The community hub’s design cleverly combines contemporary with traditional Omani architectural features and is a significant addition to Al Mouj Muscat. It completes the community-orientated amenities and services as set out in the original masterplan, providing a focal point for residents to connect and visitors to find out more about the project.

Located along the main boulevard close to the Ghadeer residential district and The Walk, the community hub houses a mosque with a capacity for up to 500 worshippers, a nursery, Azura Coffee House and public landscaped spaces. 

“It is also the digitally-advanced base for the relocated sales and experience centre where anyone can learn about the residential property opportunities available as well as current projects,” the spokesman explains.

Meanwhile, Ghadeer Courtyard Homes, located within the vibrant Ghadeer District, is a thriving community close to beautiful lakes, parkland, and all the amenities that Al Mouj Muscat has to offer.

The homes portray the essence of modern architecture that blends with nature, with structures that offer interaction between private interior and outdoor spaces, along with community areas. The unique design of the project provides many residences with a private, fully enclosed courtyard space. Additionally, the homes have a dual access, through the western entry and the main entrance of Al Mouj Muscat.
